Off-Market Properties Central Coast
Off-market houses on the Central Coast go to a few buyers the agent knows before they're advertised. The Coast splits into several markets, with selling times from 22 days at Budgewoi to 67 at The Entrance. We price every private sale against recent sales in the same part of the Coast.
Off-Market From the Lakes to the Peninsula
The Central Coast splits into the northern suburbs around the lakes, which lead on yield, the Gosford corridor and the coastal strip. Across the nine house markets we track, medians run from $820,500 at Tuggerah to $1,630,000 at Terrigal and house yields from 2.66% to 4.12%. Vacancy across the eight postcodes we track sat at 0.64% to 1.59% in August 2026.
Toukley matched Budgewoi at 22 days over the year to 30 June 2026. Woy Woy took 32, and Terrigal and Umina Beach 40. In the fast lakeside suburbs the agent often rings a few buyers before the house lists.
We've bought 300+ investment properties for clients, 86% of them off-market. On the Coast we see off-market and pre-market stock from Woy Woy through to Budgewoi.

The Entrance has the highest vacancy we track, 1.59% in a postcode it shares with Bateau Bay. It also has the longest selling time, at 67 days. Slow sales give a buyer room to negotiate. A vendor there may take a private offer over a long campaign.
Woy Woy, with its direct train to Sydney Central, had the biggest rise of the nine, up 14.29% over the year to June 2026. Its median went past a million. We test an off-market price on the Peninsula against the 137 Woy Woy sales and 249 Umina Beach sales.
In Gosford we look at units. The house market traded only nine times in the twelve months to 30 June 2026, too few to price against. Units traded 278 times and return 5.20% gross on a $630,000 median.
We track nine house markets plus Gosford units, across the northern suburbs, the Gosford corridor and the coastal strip. Below are Budgewoi in the north, Woy Woy on the Peninsula and Gosford units.
Budgewoi sits on the lakes in the north. Only Tuggerah has a lower house median, and only Woy Woy grew faster over the year.
Woy Woy is the Peninsula's commuter suburb, with a direct train to Sydney Central that draws Sydney-based tenants.
Gosford is the Coast's CBD and has the highest yield of the markets we track. The University of Newcastle campus there has been open since Semester 1 2026.
The other seven house markets, Wyong, Tuggerah, The Entrance, Bateau Bay, Terrigal, Toukley and Umina Beach, are on the Central Coast buyers agent page.
Medians, growth, sales counts and days on market are CoreLogic via Your Investment Property to 30 June 2026. Rents are at 31 August 2026. Gross yield is weekly rent times 52, divided by the median. Vacancy is SQM Research for August 2026, by postcode, against March 2026.
We're based in Sydney and attend Central Coast inspections for you. We coordinate everything from contract to settlement.
Agents in each part of the Coast ring the buyers they have settled with. They call us first because we buy constantly.
Days on market and vacancy vary from one part of the Coast to the next. We check each property against SQM vacancy data before recommending it. We buy established investment properties only, never new builds, developer stock or off-the-plan.

No. An off-market property is offered by the selling agent to a few buyers before it is advertised, so there is no public list to browse. Australian Property Experts brings clients the Central Coast properties that fit their brief, checked against SQM vacancy data and the recent sales in that part of the Coast.
Off-market and pre-market stock on the Central Coast is offered by selling agents to buyers they have settled with before. An investor can become one of those buyers by buying locally for several years, or use a buyers agent who already buys there. Australian Property Experts sees off-market and pre-market stock from Woy Woy through to Budgewoi. It sources 86% of client purchases off-market.
It depends where on the Coast. At The Entrance, houses took 67 days to sell over the year to June 2026. A vendor there may take a private offer over a long campaign. In the fast lakeside suburbs, where Budgewoi and Toukley sold in 22 days, a private sale lets a buyer see the house before it lists. On average, Australian Property Experts clients have paid $22k below market value.
Australian Property Experts tracks nine house markets on the Central Coast, plus Gosford units. Wyong, Tuggerah, Budgewoi and Toukley are in the north. Woy Woy and Umina Beach are on the Peninsula. The Entrance, Bateau Bay and Terrigal are on the coastal strip, and Gosford units cover the CBD. Which part suits depends on the client's brief.
Gosford suits units rather than houses. The Gosford house market traded only nine times in the twelve months to 30 June 2026, so a private house deal there has almost nothing to check its price against. Units traded 278 times, return 5.20% gross on a $630,000 median and sat at 0.75% vacancy in August 2026. The University of Newcastle's Gosford campus has been open since Semester 1 2026.
No. The buyer pays one flat fee, and no developer, project marketer or selling agent pays the agency anything.
Clients typically secure a property 1 to 8 weeks after engaging Australian Property Experts. Engagement to settlement on the Coast runs 6 to 12 weeks, depending on finance approval and market stock.
The two have near-identical council-wide house medians in the March quarter 2026: $1,089,000 on the Central Coast and $1,100,000 in Newcastle. At the entry end, Cardiff houses sold in 14 days against 22 at Budgewoi. The Central Coast is closer to Sydney, Gosford units return 5.20% gross, and coastal suburbs such as The Entrance sell more slowly.
