Cotality's Burnie-Ulverstone and Launceston regions each rose more than 13% in the year to 30 September 2026, about twice Hobart's 7.0%. Over 10 years, regional Tasmania has grown 118.8%, the most of any capital city or rest-of-state region in Cotality's index.

We judge each Tasmanian property on its rent, the local vacancy rate and how many similar homes sell each year. We're Australian Property Experts, an investment-only buyers agency. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Why Use a Buyers Agent in Tasmania?

Hobart, Launceston, Devonport and Burnie are separate markets that each move on their own timing.

01

The North and North-West Grew Faster Than Hobart

Every northern and north-western region in Cotality's list grew faster than Greater Hobart over the year to 30 September 2026. Each is also cheaper to buy into, with median dwelling values from $580,215 to $676,218. Burnie-Ulverstone grew the most of them, at 14.0%. The only Tasmanian region to grow more was the inland Central Highlands, at 15.4%.

02

SQM Research Puts Rental Vacancy Under 1% in Tasmania's Main Cities

SQM Research put vacancy at 0.57% in Hobart, 0.82% in the Launceston region, 0.66% in Devonport and 0.65% in the Burnie region in August 2026, against 1.35% nationally. Glenorchy, in Hobart's northern suburbs, was at 0.34%.

Cotality measures vacancy differently and has Hobart at 3.0% in September, the highest of the capitals, against 2.0% nationally. Because the two sources disagree, we check rental demand street by street with local property managers.

03

Fewer Homes for Sale Than a Year Ago

Cotality counted 16.4% fewer homes listed in Hobart and 18.4% fewer in regional Tasmania than a year earlier, in the four weeks to 6 September 2026. Across Australia, listings were up 18.1%. With less stock to choose from, it helps to see a property before it reaches the portals.

04

Resale Speed Varies Between Towns

Before we recommend a property, we check how quickly it would resell. Devonport sold 268 houses in the year to June 2026, at 13 days on market. Wynyard sold 97 and Ulverstone 109, each at 34 days.

05

Buying in Tasmania From the Mainland

If you live on the mainland, we arrange the inspections, run the due diligence, negotiate and coordinate settlement on your behalf. You see every report and approve every offer.

Tasmanian Stamp Duty, Land Tax and Rental Rules

01

Transfer Duty

Tasmania's general duty scale hasn't changed since October 2013. Duty is $18,248 on a $500,000 purchase and $22,498 on $600,000. Our stamp duty calculator works it out for any price.

02

Land Tax

There's no land tax while your Tasmanian land is worth less than $125,000 in total. From $125,000 to $499,999 it's $50 plus 0.45% of the value above $125,000, so land valued at $250,000 costs $612.50 a year.

The land values of every taxable property you own in Tasmania are added together. Each state assesses its own land tax, so land you own on the mainland isn't counted in Tasmania. Our guide to land tax by state compares Tasmania with the rest of Australia.

03

Pets in Rentals

Since 20 March 2026, Tasmanian landlords can't include a blanket "no pets" rule. To refuse a request, the landlord has to apply to the Tasmanian Civil and Administrative Tribunal within 14 days. We look for floors, fencing and yards that suit a tenant with a pet.

04

Rent Increases and Minimum Standards

A rent increase needs at least 60 days' written notice. Every rental also has to meet minimum standards, including a fixed heater in the main living area.

Foreign buyers pay an 8% duty surcharge on residential property and a 2% land tax surcharge.

How Our Tasmania Buyers Agent Service Works

01

Free Discovery Call (15 mins)

We talk through your budget, timing and what the property needs to do for you.

02

Strategy & Market Selection

We match one or two Tasmanian markets to your budget and yield target before any searching starts.

03

Property Search (On & Off-Market)

We search the portals and our agent network across the island. Listings are down on a year ago. Houses in Newnham, Devonport and Glenorchy averaged two weeks or less on market over the year to June, so we move as soon as something fits.

04

Due Diligence & Property Reports

Before you commit, we run full due diligence: building and pest inspections, comparable sales analysis, and rental appraisals. We add flood and bushfire checks, and a look at how often similar homes sell nearby.

05

Negotiation & Offer

We value every property from recent comparable sales before we offer, so we know how hard to push on price.

06

Contract to Settlement

We keep your conveyancer, broker and property manager on the same timeline through to settlement, then hand over to the property manager for the first tenancy.

Typical timeline: 6 to 12 weeks from engagement to settlement. How long the search takes mostly decides where you land in that range.

Who Uses Our Tasmania Service?

Sydney and Melbourne Professionals

Hobart's median dwelling value is $232,029 below the combined capitals median, and the north costs less again. You want to buy into a growing market without flying over for every inspection. Our guide to buying interstate covers how that works.

SMSF and Trust Buyers

A trust or fund purchase needs its structure in place before contracts are signed, and we time the search around it. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so a fund purchase now comes from the balance it already holds.

Investors Watching Land Tax

You already own in New South Wales, Victoria or Queensland and your land tax bill is growing. Tasmania doesn't count your mainland land, so a Tasmanian block valued at $250,000 costs $612.50 a year in land tax.

Yield-Focused Investors

For investors who want the rent to cover more of the loan, houses in Ravenswood, Invermay, East Devonport and Bridgewater yield 5.00% to 5.29% on our numbers. We model the rent, costs and depreciation before you commit.

First-Time Investors

Houses in parts of Launceston and Burnie still sell for under $500,000. We'll show you which of them rent well enough for a first purchase.

Portfolio Builders

A Tasmanian purchase adds a market on a different cycle to your mainland holdings. We look at how it changes your land tax, borrowing and cash flow across the whole portfolio.

Why Peter Likes Tasmania

Tasmania's regions run on their own cycle. Regional Tasmania reached a new peak in August 2026 and was within 0.1% of it at the end of September. The combined capitals were 6.4% below their March 2026 peak.

In the smaller towns, few houses sell each year and a resale can take a month or more, so he weighs resale as heavily as rent.

Population Grows Slowly

Tasmania's population grew 0.6% in the year to March 2026, the slowest of any state or territory, against 1.4% nationally. More people left for other states than arrived (a net loss of 98). Treasury projects the north and north-west growing about 0.1% to 0.2% a year, and the Burnie council area shrinking slightly by 2053.

02

A Softer Jobs Market

Unemployment was 5.0% in August 2026, against 4.6% nationally, and Tasmania had the lowest participation rate of any state. Health care is the biggest employer in the state, and in the City of Hobart and City of Launceston council areas.

03

Hobart Has Been Slow Over Five Years

Hobart dwelling values are up only 8.4% over five years and are still 2.0% below their March 2022 peak. The recent growth has come mostly from the regions.

Frequently Asked Questions

What does a buyers agent do in Tasmania? +

A buyers agent works for the buyer. In Tasmania we find the property, check it, negotiate the price and manage the purchase through to settlement. The selling agent is paid by the vendor and works for them.

Do I need to live in Tasmania to buy an investment property there? +

No. We handle the inspections, due diligence, negotiation and settlement on your behalf, so you can buy in Tasmania from anywhere in Australia.

Is Tasmania a good place to buy an investment property in 2026? +

Regional Tasmanian dwelling values rose 11.6% in the year to 30 September 2026 and Hobart rose 7.0%, while national values were flat (Cotality). SQM Research put rental vacancy under 1% in Hobart, Launceston, Devonport and Burnie in August 2026, though Cotality's measure puts Hobart at 3.0%. Cotality also counts fewer homes for sale than a year ago. Weigh that against the slowest population growth of any state (0.6% in the year to March 2026) and unemployment of 5.0% against 4.6% nationally.

Should I buy in Hobart or regional Tasmania? +

Hobart's median dwelling value is $741,496 and it rose 7.0% in the year to 30 September 2026. Regional Tasmania's is $622,460 and it rose 11.6%. Both have a gross yield of 4.4% (Cotality). Hobart is the state's biggest city, so there are more sales to compare against. The north and north-west have grown faster and cost less to enter, but some of their suburbs sell only a few dozen houses a year, so resale needs more care.

How much is stamp duty and land tax on a Tasmanian investment property? +

Transfer duty on a $600,000 purchase is $22,498 under the general scale, which hasn't changed since October 2013. Land tax is nil when your Tasmanian land is worth less than $125,000 in total. From $125,000 to $499,999 it's $50 plus 0.45% of the value over $125,000, so land valued at $250,000 costs $612.50 a year. The State Revenue Office adds together the land values of every taxable property you own in Tasmania.

How much does a buyers agent cost in Tasmania?+

We charge a flat fee set by the scope of the purchase, not a percentage of the price. A purchase in Burnie costs the same as one in Hobart of the same scope, and we quote the fee before you sign anything.
