Buyers Agent Werribee
Wyndham approved 22,194 new homes in five years, most of them in new estates. We buy the established houses in Werribee and Hoppers Crossing, where house prices rose 7.52% and 9.38% over the year to July 2026.
Investment Property Specialists
Only 235 new dwellings were approved across Hoppers Crossing in five years. Its houses sold in 28 days on average over the year to July 2026. Next door, the ABS area covering northern Tarneit approved 4,938, more than twice the 2,089 homes it had in 2021. Tarneit's median rose 2.13% and its houses took 50 days to sell. So in Wyndham we look at what's being built around a house before we look at the house.
We judge every Wyndham property on rental demand, new supply nearby and how easily it would resell. We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Our new build vs established property guide sets out why we stick to established houses.

Wyndham is one council with two very different housing markets, its established suburbs and its new estates. Much of the job of a Werribee buyers agent is knowing which of the two a street belongs to.
Five things that change the result on a Werribee purchase.
The suburb name won't tell you what's around a house. The ABS area covering western Werribee approved 4,558 new dwellings in the five years to June 2026. That's 56.4 for every 100 homes it had in 2021. Werribee's eastern and southern areas approved 632 between them, or 4.5 per 100.
An older brick house on a full block in Hoppers Crossing and a new build in Tarneit can be listed at similar prices. The Tarneit house has far more new stock being built around it. We value each one from sales of its own kind, so we know exactly what it's worth and how hard to push on price.
We buy in Werribee and Hoppers Crossing for clients. We know the selling agents there, and many bring us houses before they're advertised. Across all our purchases, 86% came from off-market channels.
Vacancy moves a lot between neighbouring postcodes. In September 2026 SQM Research had 3030, which covers Werribee and Point Cook, at 2.14%, a little above Melbourne's 1.89%. Next door, 3029 was at 3.82%, and that postcode takes in Hoppers Crossing along with Tarneit and Truganina. Further west, 3024 was at 7.22%, covering Wyndham Vale and Manor Lakes.
Wyndham's estates are sold by builders, developers and project marketers. We don't buy house and land packages for clients. We look for established houses instead.
Wyndham is growing quickly. The ABS counted 347,830 people in the City of Wyndham at June 2025, up 12,510 in a year. That's 3.7%, against 2.0% for Greater Melbourne.
In the five years to June 2026, 22,194 new dwellings were approved across Wyndham. That's 22.7 for every 100 homes it had in 2021, about double Greater Melbourne's 11.4. Most of them went into six estate areas on the western and northern edges.
Growth was weakest where the most was being built. Over the year to July 2026, Werribee, Hoppers Crossing and Point Cook, where most streets are finished, grew 6.06% to 9.38%. The four suburbs that are mostly new estates grew 1.05% to 3.39%. The established houses also sold quicker, in 28 to 33 days against 36 to 50.
Yields are a little higher in the estates. Tarneit and Truganina houses yield 4.11% and 4.10%, against 3.68% in Werribee. In 2016 a Tarneit house cost more than a Werribee one, at a $415,500 median against $349,000. Today they cost about the same, at $670,000 and $665,000.
We believe Victoria is earlier in its cycle than Queensland, WA or SA. Cotality's index (Cotality was formerly CoreLogic) has Melbourne 7.3% below where it was five years ago. Brisbane is up 46.1% over the same five years, Adelaide 54.2% and Perth 68.3%. Values are still falling. Cotality's index measures values differently from the sale medians above. It has Wyndham dwellings down 4.1% over the year to October 2026, with a $675,414 median, against a 7.6% fall for Melbourne as a whole. Our Melbourne property market update has the city-wide figures.
We buy established houses on decent blocks, in streets that are already built out. In Wyndham that means Werribee and Hoppers Crossing first, and parts of Point Cook. An older house leaves room to renovate or add a granny flat later. The price has no builder's margin in it either.
An established suburb with very little new building. Its two ABS areas approved 235 dwellings in five years, on more than 13,000 existing homes. It had the strongest growth of the seven Wyndham suburbs on this page.
Werribee has its own station on the metro line and Werribee Mercy Hospital, whose emergency department is being expanded from 33 to 67 treatment spaces. We buy in its older streets, away from the estates on the western edge.
Point Cook is now close to built out. Its four ABS areas approved 844 dwellings in five years, 4.2 for every 100 homes. Houses cost more here, and the higher rent keeps the yield close to Hoppers Crossing's.
For a smaller budget, a Werribee unit or townhouse carries a higher yield. With 213 sales over the year, there's plenty of evidence to price from. Our Melbourne under $500,000 guide compares it with the alternatives.
Most of Wyndham's new estates are in these four suburbs. We usually pass on them. Their yields are higher, but they had the four weakest growth figures and the four longest selling times of the seven Wyndham suburbs here. More estate stages are still to come.
An older house in an estate suburb can still be a good buy if the street is finished and the land is a good size. We judge the street and the block before the suburb name.
Medians, growth, sales and days on market on these cards are for the 12 months to July 2026. Rents are to September 2026. We calculate each yield from the median and rent beside it.
How It Works
Six steps, from the first call to the day you have a tenant. We run every purchase the same way, whether it's your first investment property or your fifth.
We ask about your budget, your borrowing and what you want the property to do for you. If Wyndham doesn't suit that, we'll tell you which market does.
Once you engage us, we map out your portfolio from your goals and your finances. For Wyndham we then shortlist suburbs and streets. Each one is checked for new supply nearby, vacancy in its postcode and recent sales. We also run the cash flow, including Victorian land tax.
We go through what's listed and what our off-market network brings us across Werribee, Hoppers Crossing and Point Cook. A search typically turns up a shortlist within 2 to 4 weeks.
Every house on the shortlist gets building and pest inspections, comparable sales analysis, and rental appraisals. We coordinate the section 32 review with your solicitor too.
We base every offer on what similar houses nearby have sold for. On average our clients have paid $22k below market value.
After the offer is accepted, we work with your solicitor and broker through to settlement. Our people on the ground help with the pre-settlement inspection. Then we hand you over to a vetted property manager to find the tenant.
Typical timeline: 6 to 12 weeks from engagement to settlement in Wyndham. Finance approval and the settlement period take up most of it.
A Melbourne house under $700,000 with a train line into the city is a common first goal. Wyndham has plenty. We help you rule out the ones in the wrong street.
You work long hours and can't spend Saturdays at open homes in Werribee. We go for you. You get a walkthrough video and our notes on the house.
Your portfolio is mostly in Queensland or WA, where prices have run hard for five years. Now you want to add Victoria while Melbourne sits 8.2% below its March 2022 peak.
If you're buying from Sydney, Brisbane or overseas, Wyndham's estates and older suburbs can look alike on a listing site. We know the difference street by street. You can buy without flying down.
The trust or fund has to be in place before the contract is signed, so we set the dates around it. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so a fund purchase now has to come from the balance you already hold.
You want a house you can improve. Older brick houses in Hoppers Crossing and Werribee suit a cosmetic update. On a big enough block there may be room for a granny flat later, subject to planning and building rules.
Your Buyers Agent
Co-Founder & Principal Buyers Agent
Peter built his career in accounting, banking and finance before starting Australian Property Experts. You work directly with Peter from the beginning right through to settlement.
Peter and Jody own houses, townhouses and units across several states. Peter has strong relationships with selling agents across Werribee, Hoppers Crossing and Melbourne's west.
You can still buy an established brick house on a decent block in Werribee or Hoppers Crossing for close to the $665,000 and $700,000 medians. Both suburbs have stations on the Werribee line, with a hospital and a big shopping centre close by.
He also likes the timing. Melbourne has gone backwards over five years while Brisbane, Adelaide and Perth rose 46% to 68%, so he sees Victoria as earlier in its cycle.
Peter is based in Sydney and buys Australia-wide. Our people on the ground help with walkthrough and pre-settlement inspections in Wyndham.

We charge a flat fee for a Werribee purchase, set by how much work it involves. We agree it with you before we start, and it never rises with the price you pay.
One residential property anywhere in Wyndham. The fee covers the strategy session, the search on and off-market, due diligence, the negotiation and the run to settlement.
Purchases through a trust, SMSF or company, and sites bought to subdivide or develop. They take more checking and more specialists, so the fee is higher.

Get Started
A 15 minute call to understand your goals, your budget, and whether Werribee is the right market for what you're trying to build.
A buyers agent is a licensed agent who works only for the buyer. We look after the whole purchase for you. In Wyndham that starts with choosing the right suburb and street. We value each house from recent sales, negotiate the price and work with your solicitor on the contract, right through to settlement.
Six to twelve weeks from engagement to settlement is typical. Finding the right house usually takes 2 to 4 of those weeks. Werribee houses sold in 29 days on average over the year to July 2026, and Hoppers Crossing houses in 28, so you need to be ready when the right one comes up. A trust or SMSF purchase adds time, because the structure is set up before the contract is signed.
We charge a flat fee, agreed before the search starts. A percentage fee rises with the price. At 2%, the fee on a $700,000 Hoppers Crossing house is $14,000 plus GST, and on an $840,000 Point Cook house it is $16,800 plus GST, for the same work. Your building inspector and conveyancer bill you directly.
For established houses, the numbers are good. Werribee's house median was $665,000 over the year to July 2026, up 7.52%, with 1,059 sales and 29 days to sell. Rent of $470 a week gives a 3.68% gross yield. Hoppers Crossing rose 9.38% to $700,000. The suburbs with the most new estates grew far less: Tarneit 2.13% and Truganina 1.05%. Cotality's index, a different measure from the sale medians, has Wyndham down 4.1% over the year to October 2026. We believe Victoria is earlier in its cycle than Queensland, WA or SA.
We don't buy them for clients. Tarneit North approved 4,938 new dwellings in the five years to June 2026, on 2,089 homes counted at the 2021 Census. New supply on that scale holds prices back. Tarneit houses rose 2.13% over the year to July 2026 and took 50 days to sell. Postcode 3024, covering Wyndham Vale and Manor Lakes, had 7.22% vacancy in September 2026. A package also includes the builder's margin, and a resale has to compete with the next stage of the estate.
