In the June quarter 2026, new house leases in the Coffs Harbour council area beat Port Macquarie at $675 a week and the Clarence Valley at $578. Vacancy sat around 1% across the Coffs postcodes in August. At the council-wide median, though, a house yields only about 3.70% gross. So the suburb decides whether the numbers work.

Coffs Harbour Yields Run From 2.97% to 4.67%

A Sawtell house at $1,270,000 rents for $725 a week. That works out to 2.97% gross. A Toormina house at $784,500 rents for $685, or 4.54%. The rent is almost the same. The prices sit $485,500 apart. Units in the Coffs Harbour locality did best of the suburbs we chart, at 4.67% on 362 sales.

Coffs Harbour Tops Four Nearby Council Areas on House Rent

Port Macquarie comes closest at $675 a week. The Clarence Valley, Nambucca and Bellingen sit well behind. Hospitals are the largest single industry of employment here, with 5.5% of working residents at the 2021 Census against 4.2% across NSW.

We Read Vacancy by Postcode Before We Look at Listings

SQM Research had postcode 2452 (Toormina, Boambee East and Sawtell) at 0.78% in August 2026. The northern beaches postcode 2456 was at 1.00% and central Coffs 2450 at 1.09%. All three Coffs postcodes are tight enough to lease a good house quickly. We still check the street.

We Check Flood Maps and Holiday-Let Supply

Council adopted an updated Coffs Creek floodplain plan in June 2025 and has built four detention basins to reduce flood risk. Coffs also allows short-term holiday letting year-round where a property meets the rules. Before any offer we pull the flood information for the address. Then we look at how much holiday stock sits around it.

  • Coffs Harbour: $985,000 houses, $700/wk, about 3.70%
  • vs Port Macquarie-Hastings ($935,000, $675/wk): a similar yield at about 3.75%, with Coffs rents slightly higher
  • vs Clarence Valley ($700,000, $578/wk): Grafton's council area pays more rent per dollar at about 4.29%, on lower rents
  • vs Nambucca ($765,000, $575/wk): lower entry, and postcode 2448 vacancy was looser at 1.59%

What to Weigh Up Before Buying in Coffs Harbour

  • Yield: a house bought at the council-wide median returns less than Cotality's 4.1% for regional NSW, so rent covers less of the holding cost.
  • Population: net migration from elsewhere in Australia was 53 people in the year to June 2025, against 1,397 in Port Macquarie-Hastings.
  • Regional NSW values rose 5.3% over the year but were 1.8% below their April peak by August.
  • Rentals were tighter nearby in August, with Port Macquarie 2444 at 0.76% and Grafton 2460 at 0.69%, against 1.09% in central Coffs.
  • Five-year growth: Coffs houses rose 38.7% from the March quarter 2021, behind 46.0% for regional NSW on the same measure.

Is Coffs Harbour a good place to invest? +

For rent, yes. Houses in the Coffs Harbour council area leased for a median $700 a week in the June quarter 2026. That was the highest of the five council areas from Port Macquarie to the Clarence Valley. Vacancy sat between 0.78% and 1.09% across the three Coffs postcodes in August 2026. Yield is the trade-off. At the council-wide median a house returns about 3.70% gross. So we buy in the pockets that pay closer to 4.5%, such as Toormina, Boambee East and Coffs Harbour units.

When does the Coffs Harbour bypass open? +

The NSW Government says the $2.27 billion bypass is expected to open to traffic in late 2026, with the whole project finished in late 2027. It lets drivers skip up to 12 sets of traffic lights on the Pacific Highway and takes about 12,000 vehicles, including heavy freight, out of the CBD. We expect the CBD to get quieter once it opens. We still won't pay extra for that today.
