Buyers Agent Geraldton
Port city economy, 5.1-5.9% suburb yields and a $350M port upgrade under way.
Investment Property Specialists
Greater Geraldton sits 420 kilometres north of Perth and is the service centre for WA's Mid West. It is home to 42,882 people (ABS, June 2025). Gross yields in our target suburbs run from 5.1% to 5.9%. On the waterfront, a $350 million port upgrade is under way. As a Geraldton buyers agent working with investors only, we judge every property on rental demand, cash flow and long-term growth rather than street appeal.
We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. See how growth and yield work together in a portfolio, or check out our case studies for real purchase numbers.

Geraldton's economy is built on port operations, mining services, agriculture and commercial fishing. Houses in Spalding and Waggrakine averaged 10 days on market in the 12 months to 30 June 2026. Vacancy in postcode 6530 was 0.9% in August 2026. And the Geraldton suburb median house price has gone from $269,000 in the year to June 2021 to $540,000 in the year to June 2026.
Five things we weigh on every Geraldton brief.
In Spalding and Waggrakine, houses averaged 10 days on market over the 12 months to 30 June 2026. Rangeway houses took 14 days. If you're searching from Perth or interstate, properties are gone before you've booked a flight. We're plugged into the local agent network and can move the same day a property comes up.
Rangeway returns a 5.94% gross yield on a $420,000 median house price. Wonthella sits at 5.30%, Spalding at 5.10%. Each figure is the median weekly rent x 52 over the median house price, from Cotality data published by YIP. We model the full cash flow picture before recommending any property.
Geraldton is a 4.5-hour drive from Perth. Unless you live in town, regular inspections aren't practical. Our team handles the inspections, due diligence, negotiations and settlement coordination entirely on your behalf.
Geraldton's suburb median house prices range from $420,000 in Rangeway to $835,000 in Strathalbyn (a thin sample of 18 sales). Which one suits you comes down to whether the purchase has to pay its own way or grow. Rental demand gets analysed suburb by suburb, by tenant profile, employer proximity, days on market and vacancy trends. We don't stop at the city-wide median.
No developer pays us a cent. We don't own off-the-plan projects or take rebates from selling agents either. Our fee is flat and doesn't move with the price, so the only incentive left is to negotiate that price down.
As a buyers agent specialising in Geraldton investment properties, we focus on suburbs with strong rental demand and proven yield performance. Proximity to the port, hospital and job hubs matters. The figures below are Cotality data published by YIP. Median house prices cover the 12 months to 30 June 2026, and median rents run to 31 August 2026. Gross yield is median rent x 52 divided by median price.
Of the four suburbs on this page, Rangeway has the lowest median and the highest yield, from 72 house sales. Port workers and essential services staff keep rental demand strong.
Spalding houses averaged 10 days on market across 72 sales in the 12 months to 30 June 2026. Close to schools and the health campus, the suburb draws families and healthcare workers.
Wonthella is central, with established homes near the CBD, hospital and schools. Rental demand here is strong. For mid-range investors it offers a good balance of yield and capital growth.
Waggrakine is a newer suburb on Geraldton's outer edge, with larger blocks and modern homes. Families and professionals keep demand strong. Entry costs more here, but the growth trajectory is solid.
Our approach is to buy established investment properties with realistic growth potential and genuine rental demand, never new builds or developer stock.
How It Works
We've refined these six steps over 300+ purchases and run them in the same order every time.
The call covers your goals, budget, timeline and risk tolerance. From there we talk through whether Geraldton fits the strategy you have in mind. Sometimes another market makes more sense.
Structure, budget and objectives come first. Then we test them against the city, suburb by suburb. A $420,000 Rangeway purchase at 5.9% is a different decision from an $835,000 one in Strathalbyn. The brief has to settle which you are making.
We search both public listings and our off-market network across Geraldton and the Mid West. Spalding and Waggrakine houses averaged 10 days on market in the year to June 2026, so speed matters. A shortlist of three to five normally takes two to four weeks to assemble, depending on what is listing.
For each shortlisted property, we run full due diligence including building and pest inspections, comparable sales analysis, and rental appraisals. You see the full picture on a Geraldton house before any offer goes in.
Our offer is built from recent comparable sales rather than the advertised range, which is also why we can explain every dollar of it.
From acceptance onward we hold your conveyancer, mortgage broker and property manager to one set of dates. In several suburbs here, houses average 10 to 14 days on market. Settlement then runs to the agreed dates.
Typical timeline: from the day you engage us to the day you settle is usually 6 to 12 weeks.
This is your first investment property. Geraldton's yield and growth numbers caught your eye. You'd like someone to walk you through the whole process, from strategy to settlement.
You live in Perth and can see the value in Geraldton's numbers, but a 9-hour return drive to inspect properties doesn't fit your week. We do the legwork on your behalf and report back with data.
You already own 3-10+ properties and you're diversifying into WA regional markets. You know how investment property works. What you want is a buyers agent who can source off-market deals and move fast.
You're based in Sydney, Melbourne or overseas. You want to buy into WA's regional growth without having to visit. Everything is handled remotely, from interstate purchasing to property manager introductions.
Buying through a fund or a trust means the structure has to be right before signing. Western Australia has its own bare trust requirements. We sequence those against the contract dates. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so a fund purchase now has to come from the balance you already hold.
You want your portfolio working from day one. Our Geraldton target suburbs return 5.1-5.9% gross yields with 0.9% vacancy in postcode 6530, which means strong cash flow and minimal tenant gaps. We'll model the numbers so you know exactly what to expect.
Your Buyers Agent
Co-Founder & Principal Buyers Agent
Peter built his career in accounting, banking and finance before turning a deep interest in property and data into Australian Property Experts. That analytical streak runs through how we assess every Geraldton property.
Peter only recommends a property he'd be happy to own himself. That holds in Geraldton as much as anywhere. His own holdings cover the same property types and the same states he buys in for clients.
Rangeway at $420K with a 5.9% yield shows how low the entry point still is. The Geraldton suburb median has doubled in five years, from $269K to $540K, yet it's still well below Perth's $1,043,478 house median (Cotality, 31 August 2026). That gap to Perth leaves room for further growth.
The economy behind it is broader than one boom. The port moved a record 21.6 million tonnes in 2025-26. Its $350M Port Maximisation Project is under way, and the port is preparing to handle more renewable energy equipment such as wind farm blades. The $192M Geraldton Health Campus redevelopment has been fully operational since September 2026. Further out, Oakajee is earmarked for a planned heavy industrial area and multi-user deep-water port.
Peter works from Sydney and buys right around the country. Geraldton investors are serviced remotely, backed by on-ground inspections, local market knowledge and a team that runs the file from contract to settlement.

The fee for a Geraldton purchase is flat, set by the scope and complexity of the job. It isn't a percentage of the price. Nothing hidden gets added later.
Includes strategy session, property search (on and off-market), due diligence, negotiation and settlement coordination for a single residential investment property in Geraldton or the Mid West.
This tier covers buying through an SMSF, a family trust or a company, plus any property that needs development approval or subdivision analysis. Those jobs carry extra due diligence and specialist coordination. The fee is set to match.
Custom Pricing
Buying 2-5+ investment properties across Geraldton or WA? Volume pricing is available for a run of purchases like that. Talk to us about the portfolio strategy behind it.
Why flat fees? Percentage-based fees create a conflict of interest: the more you pay for a property, the more the buyers agent earns. Our flat fee structure means we're incentivised to negotiate the best price, not push you toward expensive properties.
Investors often ask us how Geraldton compares to other WA regional markets. The answer depends on your strategy, budget and risk tolerance. The figures below are Cotality suburb data published by YIP, with medians to 30 June 2026 and rents to 31 August 2026.
For a broader look at regional market fundamentals, see our regional property markets guide.
Weighing up Geraldton against other markets? We're an investment property buyers agent working across every Australian state. The best market at any point in time is rarely the one you live in. Your brief gets built around the numbers rather than the postcode. Our buyers agent fees guide sets out the pricing.

Get Started
A 15 minute call to understand your goals, your budget, and whether Geraldton is the right market for what you're trying to build.
A buyers agent is licensed to search, assess and negotiate property on behalf of the person buying it. The agent selling the house works for the owner and is paid to lift the price. We are hired by you and paid to hold it down.
Finding the property is maybe a third of it. The rest is due diligence and negotiating the price. There's also the job of keeping the settlement moving between three parties who do not talk to each other.
It saves time, and often money. What you are buying is local market knowledge and somebody who negotiates for a living. You also get access to properties that never reach the portals.
The data makes a strong case. The Geraldton suburb's median house price is $540,000 for the 12 months to 30 June 2026, up 25.7% on a year earlier. Vacancy in postcode 6530 was 0.9% in August 2026. Gross yields in the suburbs we target run from 5.1% to 5.9%. The economy is anchored by the Port of Geraldton, which moved a record 21.6 million tonnes in 2025-26. A $350M port upgrade is under way, and a $192M health campus redevelopment is now fully operational. The trade-off is distance from Perth (4.5 hours). It means your tenant pool is locally based.
The Geraldton suburb median of $540,000 sits well below the Bunbury suburb ($822,500) and the Mandurah suburb ($643,250), with stronger annual growth (25.7% vs 12.3% and 17.0%). Yields are higher too, at 5.1-5.9% across our Geraldton target suburbs against 4.1% in Bunbury and 4.6% in Mandurah. Compared to Kalgoorlie ($470,000), Geraldton has a more diversified economy beyond mining. Port, agriculture, fishing and healthcare all contribute. Kalgoorlie yields are higher (8.3%) but carry more single-industry risk.
We buy investment property and nothing else. Every brief is built from your own numbers. We buy in every state, so we recommend whichever market fits your brief. We also offer project management of renovation work.
It opens with a strategy session and closes with a signed lease. In between: search, due diligence, negotiation, settlement.
