Buyers Agent Rockingham and Kwinana for
Investment Property

Every Kwinana suburb on this page sits below Rockingham's $870,000 house median. Each one also out-yields Rockingham itself. Bertram yields 4.39% and Medina 4.38%. We buy houses for clients on both sides of the council line.

The City of Kwinana grew 4.6% in the year to June 2025. No other WA council with more than 20,000 people grew faster. Most of its houses still cost less than Rockingham's. Medina's median was $694,000 over the year to October 2026 and Orelia's $720,500, against $870,000 in Rockingham itself. In Kwinana's 6167 postcode only 0.96% of rentals sat empty in September. We buy houses for clients in Bertram, Orelia, Calista and Leda. On the Rockingham side we buy in Cooloongup, Golden Bay and Rockingham.

As a Rockingham buyers agent working with investors only, we judge every property on rent, vacancy in its postcode and what's being built nearby. We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Our best suburbs to invest in Perth guide covers the rest of the city.

Why Use a Buyers Agent in Rockingham and Kwinana?

Two councils share this corridor. A short drive changes the numbers a lot. Much of a Rockingham buyers agent's job is knowing which suburb, and which street, gives you the rent you need at the price you can pay.

Five things that change the result on a purchase here.

01

Prices Jump Between Neighbouring Suburbs

House medians across the corridor run from under $700,000 on the Kwinana side to more than $1 million in Secret Harbour. Yields run the other way, from 4.39% in Bertram down to 3.63% in Secret Harbour. Pricing a house against the wrong suburb's sales is an easy way to overpay.

02

Off-Market Houses in Bertram, Orelia and Cooloongup

We buy here for clients, mostly three-bedroom houses. We know the selling agents. Many bring us houses before they're advertised. Across all our purchases, 86% came from off-market channels.

03

Vacancy Moves by Postcode

SQM Research had Wellard and Leda's 6170 at 0.51% in September 2026, tighter than Perth's 0.61%. Golden Bay's 6174 was at 1.84%, more than three times as loose.

04

New Estates Still Going Up

Kwinana approved 1,052 new dwellings in 2025-26, about 18 for every 1,000 residents. Rockingham approved 1,903, closer to 12 per 1,000. A house that backs onto the next estate stage competes with it for tenants. We check the approvals and estate plans around a street before we shortlist a house.

05

Industry Is Close By

The Kwinana Industrial Area sits along the coast north of Rockingham. It brings jobs. In some streets it also brings trucks, noise and smell. We check how close a house sits to the industrial strip and its freight roads before we put it in front of you.

Rockingham Property Market: Prices, Rents and Jobs

The ABS counted 159,934 people in the City of Rockingham at June 2025, up 3.2% in a year. Only Wanneroo and Swan added more people in WA. Kwinana is smaller at 57,422, but it grew faster, adding 2,516 people.

On the City of Kwinana side, house medians start under $700,000. Most Rockingham suburbs sit between $770,000 and $880,000. Rents vary less than prices do, so the cheaper suburbs mostly yield more.

Bar chart of median house prices for the 12 months to October 2026, with gross yield. In the City of Kwinana Medina $694,000 at 4.38%, Orelia $720,500 at 4.33%, Calista $740,000 at 3.94%, Parmelia $750,000 at 4.16%, Leda $765,000 at 4.32%, Bertram $830,000 at 4.39% and Wellard $850,000 at 4.28%. In the City of Rockingham Cooloongup $770,000 at 4.19%, Golden Bay $845,000 at 4.12%, Baldivis $850,000 at 4.22%, Waikiki $852,000 at 4.15%, Rockingham $870,000 at 3.89% and Secret Harbour $1,032,500 at 3.63%.

REIWA's sale medians rose 15.9% to 23.9% across the suburbs in the chart over the year to October 2026. Medina, Calista and Parmelia led, each at 23% or more. Rockingham and Baldivis rose least, at 16.0% and 15.9%.

Those medians compare this year's sales with last year's, so they still carry Perth's run to its April 2026 peak. Cotality's index (Cotality was formerly CoreLogic) tracks values month by month instead. It has Perth 8.9% below that peak at 31 October, though still up 68.3% over five years. On the same index the Rockingham region was still up 7.4% over the year, at a $854,297 median. The Kwinana region was up 5.2% at $761,937. Both were in Greater Perth's top ten. We expect a house bought here now to grow more slowly than one bought a year ago. Our Perth property market update has the city-wide figures.

Two big employers sit within the corridor. HMAS Stirling, the home of Australia's submarines, sits on Garden Island just off Rockingham. In June 2026 the Defence Minister said the Commonwealth is investing up to $8 billion to expand it, creating around 3,000 direct jobs. US and UK nuclear-powered submarines are due to start rotating through from as early as 2027.

The City of Kwinana says firms in the Kwinana Industrial Area directly employ around 4,800 people. Of those, 64% live locally. The state also plans to move Perth's container trade from Fremantle to a new port at Kwinana in the late 2030s.

Bar chart of rental vacancy by postcode in September 2026. 6170 Wellard and Leda 0.51%, 6172 Port Kennedy 0.55% and Perth metro 0.61%. Then 6169 Safety Bay, Warnbro and Waikiki 0.67%, 6168 Rockingham and Cooloongup 0.72% and 6173 Secret Harbour 0.80%. Then 6167 Bertram, Orelia and Medina 0.96%, 6171 Baldivis 0.99% and 6174 Golden Bay 1.84%.

Rockingham and Kwinana Investment Properties: Where We Buy

We mostly buy established three-bedroom houses here. For one client, we bought a three-bedroom house in Bertram for $650,000. It settled in December 2025 and was valued at more than $728,000 in March 2026, tenanted at $580 a week. See it with our other client purchases.

Buyers Agent Bertram

The best house yield on this page. A three-bedroom house had a $770,000 median and rented for $650 a week. That's the kind we usually buy.

  • Median house: $830,000
  • Gross yield: 4.39% at $700/wk
  • 12-month growth: +17.7%
  • Houses sold: 72
  • Vacancy: 0.96% in postcode 6167

Medina, Orelia and Parmelia Houses

Three of the four cheapest suburbs on this page. All three are a short drive from the industrial area's jobs. Orelia's rent was flat over the year, so we look hard at rental evidence there.

  • Medina: $694,000, 4.38% at $585/wk, +23.9%
  • Orelia: $720,500, 4.33% at $600/wk, +17.2%
  • Parmelia: $750,000, 4.16% at $600/wk, +23.0%
  • Houses sold: 66, 72 and 104
  • Vacancy: 0.96% in postcode 6167

Wellard and Leda

The tightest rental postcode on this page. Wellard has its own station on the Mandurah line and had 213 house sales over the year. Leda is smaller and cheaper.

  • Wellard: $850,000, 4.28% at $700/wk, +21.3%
  • Leda: $765,000, 4.32% at $635/wk, +19.5%
  • Vacancy: 0.51% in postcode 6170

Buyers Agent Cooloongup and Rockingham

Cooloongup's median is $100,000 below Rockingham's next door. It yields more too. Rockingham itself has more than twice the sales to price from.

  • Cooloongup: $770,000, 4.19% at $620/wk, +16.7%
  • Rockingham: $870,000, 3.89% at $650/wk, +16.0%
  • Houses sold: 99 and 214
  • Vacancy: 0.72% in postcode 6168

Baldivis, Waikiki and Golden Bay

Baldivis is the biggest market on this page, with 662 houses sold, so there are plenty of recent sales to price from. Golden Bay yields well but had the loosest vacancy of the eight postcodes, so we buy there only with strong rental evidence.

  • Baldivis: $850,000, 4.22% at $690/wk, +15.9%
  • Waikiki: $852,000, 4.15% at $680/wk, +17.4%
  • Golden Bay: $845,000, 4.12% at $670/wk, +16.6%
  • Vacancy: 0.99% in 6171, 0.67% in 6169 and 1.84% in 6174

Rockingham Units

On a smaller budget, a Rockingham unit yields more than the suburb's houses, with 180 sold over the year to compare against.

  • Median unit: $601,000
  • Gross yield: 4.76% at $550/wk, before strata levies
  • Vacancy: 0.72% in postcode 6168

Secret Harbour and Singleton: Lower Yields for the Price

These southern coastal suburbs cost more and return less rent per dollar, so we rarely buy there for investors.

  • Secret Harbour: $1,032,500, 3.63% at $720/wk, +20.8%
  • Singleton: $936,000, 3.75% at $675/wk, +14.5%

Medians, growth and sales on these cards are REIWA's, for the 12 months to October 2026. Rents are REIWA's median rents, updated 6 and 7 November 2026. We calculate each yield from the median and rent beside it. Vacancy is for September 2026.

Our Rockingham Buyers Agency Process

Six steps take you from the first call to a signed lease. None of them need you to fly to Perth.

01

Free Discovery Call (15 mins)

Tell us your budget, how much you can borrow and what the property needs to do for you. If Perth's south-west isn't the right fit, we'll say which market is.

02

Strategy Session & Market Analysis

Once you engage us, we plan your portfolio around your goals and finances. Then we narrow the corridor to the suburbs that fit. Each is checked on vacancy in its postcode, new estates nearby and recent sales. We also run the cash flow, with WA land tax included.

03

Property Search (On & Off-Market)

We work through the listings and our off-market network from Medina down to Golden Bay. Houses here can sell in under two weeks. A search typically turns up a shortlist within 2 to 4 weeks.

04

Due Diligence & Property Reports

Every house on the shortlist gets building and pest inspections, comparable sales analysis, and rental appraisals. On the Kwinana side we also check how far it sits from the industrial strip.

05

Negotiation & Offer

In WA the offer is the contract once the seller accepts it, so we settle the terms before we sign. Every price we offer is set against nearby sales. On average our clients have paid $22k below market value.

06

Contract to Settlement

From acceptance, we keep your settlement agent and broker on track to settlement. We arrange the final inspection. Then we introduce you to a vetted local property manager to find your tenant.

Typical timeline: 6 to 12 weeks from engagement to settlement. Finance approval and the settlement period take up most of it.

Who Uses Our Rockingham Buyers Agent Service?

First-Time Investors

You want a house, not a unit. Your budget stops under $800,000. On the Kwinana side that still buys a three-bedroom house in a tight rental market.

Time-Poor Professionals

Houses here often sell within two weeks of listing. We inspect for you and send a walkthrough video with our notes.

Experienced Portfolio Builders

You already own in Queensland or Victoria and want to add WA. With Perth values easing, we price every offer on this year's sales, not last year's.

Sydney and Interstate Investors

From Sydney or Melbourne, Medina and Secret Harbour look like neighbours in the same corridor. Their medians sit $338,500 apart. Our interstate buying guide covers how a purchase works from another state.

SMSF & Trust Buyers

The trust or fund has to be in place before the contract is signed, so we set the dates around it. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so a fund purchase now has to come from the balance you already hold.

Renovators

An older brick house on a full block can take a cosmetic update. Done well, it can lift the rent. We price the work into the offer before you commit.

Why Peter Likes Rockingham and Kwinana for Investors

The Kwinana side still has three-bedroom houses under $800,000 that rent for $580 to $670 a week. In their postcodes, fewer than 1% of rentals sat empty in September.

He also likes who the tenants work for. A navy base being expanded with up to $8 billion of Commonwealth money and the Kwinana Industrial Area are both a short drive away.

Peter is based in Sydney and buys Australia-wide. We arrange walkthrough and pre-settlement inspections in Rockingham and Kwinana for you.

Rockingham vs Mandurah, Armadale and Perth: What to Weigh Up

Frequently Asked Questions

What is a buyers agent? +

A buyers agent is licensed to act for the buyer alone. We look after the whole purchase for you. In Rockingham and Kwinana that starts with the suburb and the street. We value each house from recent sales, negotiate the price and work with your settlement agent right through to settlement.

How long does it take to buy an investment property in Rockingham? +

Six to twelve weeks from engagement to settlement is typical. Finding the right house takes 2 to 4 of those weeks. Houses here sell quickly. Over the year to August 2026 they sold in 13 days on average in Rockingham and Bertram. Baldivis houses took 12. Finance should be approved before the search starts, so an offer can go in the week a house comes up.

How much does a buyers agent cost in Rockingham? +

We charge a flat fee, agreed before the search starts. A percentage fee rises with the price. At 2%, the fee on a house at Medina's $694,000 median is $13,880 plus GST. On one at Bertram's $830,000 median it is $16,600 plus GST. Your building inspector and settlement agent bill you directly.

Is Rockingham a good place to invest in property? +

Vacancy is low and big employers are close by. In September 2026 vacancy was under 1% in seven of the eight postcodes we track. The Commonwealth is spending up to $8 billion to expand HMAS Stirling off Rockingham, with around 3,000 direct jobs. Perth values have fallen 8.9% since April 2026 on Cotality's index, so growth is likely to be slower than it has been. Rockingham suburb itself yields 3.89% on an $870,000 median, below every Kwinana suburb on this page.

Should I buy in Kwinana or Rockingham? +

For yield on a house budget under $850,000, the Kwinana side usually wins. Medina's median was $694,000 and Orelia's $720,500 over the year to October 2026, yielding 4.38% and 4.33%. Rockingham's was $870,000 at 3.89%. Kwinana is also approving more new homes for its size, so we check what's going up nearby. On the Rockingham side, Cooloongup and Waikiki yield 4.19% and 4.15%, with plenty of recent sales to price from.
