Interest-only loan at 90% LVR, so the debt stays flat and every dollar of growth becomes equity. This shows capital growth only. It leaves out purchase costs, loan interest and holding costs, all of which are real and all of which reduce the number.
The slider starts at 8%. National dwelling values grew 5.4% a year on average over the 30 years to 2022, and houses specifically grew 5.6% (CoreLogic). That makes 8% an optimistic starting point, so drag it lower for a more conservative view. Past growth is not a forecast.
