Buyers Agent Hervey Bay
House medians up 9% to 17% in a year across eight core suburbs, with Maryborough's yields near 5% in the same council area.
Hervey Bay and Maryborough
Hervey Bay has had a big year. Most of its houses trade in eight core suburbs. Their medians rose between 9.16% in Pialba and 16.90% in Kawungan in the year to July 2026, and sat between $715,000 and $830,000 at the end of July. The rental market moved the other way. SQM Research had vacancy in postcode 4655 at 2.32% in September 2026, up from 0.91% a year earlier. With more rentals on offer, tenants pick the better houses first. Those are the houses we look for, at a price recent sales support.
As a Hervey Bay buyers agent, we judge every property on its rent, the vacancy around it and the cash flow. Then we read the council's flood and storm tide mapping and the sales behind the price. We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Our guide to what counts as a good rental yield shows how to weigh a 4% yield against your loan.

The Fraser Coast had 122,924 residents at June 2025 on ABS estimates, 12,986 more than in 2020. Almost a third, 31.4%, are 65 or older, so local health care carries real weight here. Queensland Health announced on 3 November 2026 that Hervey Bay Hospital's expansion had opened, adding a 10-bed intensive care unit, a 25-bed medical ward and a rooftop helipad.
SQM Research counted 154 rentals listed in postcode 4655 in September 2026, against 62 a year before. Asking rents for houses have hardly moved, at $655 a week in early November against $653 a year earlier. Tenants have a choice again. We look for the house they'd pick first, close to shops, schools or the hospital and in good order.
Every Hervey Bay suburb shares postcode 4655. House medians still range from $715,000 in Scarness to $1,250,000 in Dundowran Beach. Yields run the other way. Pialba pays 4.41%, Dundowran Beach 2.70%. We price each purchase against sales in its own suburb and street, using our suburb research scorecard.
Fraser Coast Regional Council maps river and stormwater flooding in one layer and storm tide in another. A Hervey Bay street can sit in either. In Maryborough the risk is the Mary River, which reached 10.30 metres at the town gauge in February 2022, according to the Bureau of Meteorology. We check the council layers for every property we shortlist and get an insurance quote before you commit. Our insurance guide covers what landlord cover should include.
Houses in the eight core suburbs took between 18 and 27 days to sell, depending on the suburb, over the year to July 2026. That leaves little time to research a street from another state. We do the suburb and street work before a property comes up, so you're ready to offer when it does. Across the country, 86% of our 300+ purchases came from off-market channels.
Maryborough is in the same council area, with 390 house sales in the year to July. Its houses yield 4.84%, against 3.97% to 4.41% across Hervey Bay's core suburbs. Vacancy in postcode 4650 was 1.34% in September, against 2.32% in Hervey Bay.
Hervey Bay runs along the water from Point Vernon to Urangan. The inland suburbs sit behind it. Maryborough, the older river city, has the cheaper houses. Each card gives the July 2026 median, the September 2026 rent and the yield those two make.
Around the Pialba shops and Hervey Bay Hospital. These two grew the least of the eight core suburbs last year. Pialba's 4.41% is the best house yield of the Hervey Bay suburbs we track.
The eastern end of the bay, out to Urangan Pier. Urangan had 254 house sales in the year to July, more than any other Hervey Bay suburb we track. It also had the most unit sales, with 113.
The suburbs set back from the beach strip. Kawungan put on 16.90% last year. Eli Waters is the cheapest of the three and yields a little more.
Point Vernon had 157 house sales in the year to July. Its yield is close to Scarness's on a median $85,000 higher.
Maryborough sits on the Mary River, with Granville and Tinana beside it in postcode 4650. Prices here rose faster than in Hervey Bay's core suburbs last year. The houses still pay more rent per dollar. Nearby at Torbanlea, also in the Fraser Coast region, Downer started building 65 six-car trains for South East Queensland in July 2026. It expects around 300 people on site at full capacity.
We avoid the premium end. Dundowran Beach has a $1,250,000 median, a 2.70% yield and 52 days on market, and Craignish houses take 68 days to sell. We also avoid streets inside the council's flood or storm tide layers, and units in pockets with so few sales that two or three of them set the median. With vacancy above 2%, a house that needs a tenant willing to pay extra for the view is harder to lease.
We buy established investment properties only, houses and units with a resale and rental record we can check.
How It Works
Six steps from the first call to the keys. We run them from Sydney and keep you posted at each one.
A short call about your budget, your borrowing and what you need the property to do. If another market suits you better than Hervey Bay, we'll say so.
Once you've engaged us, we set the brief with you: the price ceiling, the rent you need, the property type, and whether Hervey Bay or Maryborough fits. Then we rank the suburbs against it.
We watch the portals and ring the selling agents across Hervey Bay and Maryborough to ask what's coming up before it's listed.
For each shortlisted property, we run full due diligence including building and pest inspections, comparable sales analysis, and rental appraisals. On the Fraser Coast we add the council's flood and storm tide layers and an insurance quote. You see all of it before the contract goes unconditional.
We check recent comparable sales so we know exactly what it's worth and how hard to push on price. On average, our clients have paid $22k below market value.
We work with your solicitor and broker until settlement, then hand you over to a vetted property manager.
We typically secure a property within 1 to 8 weeks of starting the search. How fast depends on the brief and the stock on offer.
Maryborough and Granville houses yield 4.84% and 5.11% on medians under $600,000. That keeps the holding cost down while you save for the next one.
You can't fly up for Saturday opens. Everything from the first inspection report to settlement can be handled from Sydney or Melbourne.
You own in a capital city and want a coastal house that has room to grow. Seven of the eight core suburbs posted double-digit gains last year, so the entry price needs checking against recent sales. Our guide to buying interstate walks through the steps.
If you plan to retire to the Bay one day, the house can earn rent until you move in. We choose it for today's tenant first, with your own plans in mind.
A trust or fund has to be set up before a contract is signed in its name. We time the purchase around that. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so a fund purchase now has to come from the balance you already hold.
First-time investors usually want each step explained before they sign. We go through the numbers, the inspection report and the contract with you as they come in.

The Fraser Coast gives you two price points in one council area. Maryborough houses rose 20.83% in the year to July and still yield 4.84%. Hervey Bay's core suburbs cost more and yield closer to 4%, and they're the coastal half of the region.
HtAG has Fraser Coast houses up 16.3% in the year to June 2026, easing to 12.7% since, while more rentals sit empty. He's fussier about the street and the price than he would have been a year ago.

We charge a flat fee set by the scope of your purchase, agreed before we start. It doesn't change with the price of the property.
One established house or unit in Hervey Bay, Maryborough or elsewhere on the Fraser Coast. It covers everything from the strategy session to settlement.
SMSF, family trusts, company structures, or properties requiring development approval or subdivision analysis. The fee reflects the extra due diligence and specialist coordination required.
Custom Pricing
Two or more properties, on the Fraser Coast or across states, are priced together. We plan the order of purchases as part of it.
Why flat fees? Percentage-based fees create a conflict of interest: the more you pay for a property, the more the buyers agent earns. Our flat fee structure means we're incentivised to negotiate the best price, not push you toward expensive properties. See what we've bought for clients on our case studies page.
Below, we set Hervey Bay against Bundaberg, the Sunshine Coast and Rockhampton. Our regional markets comparison covers more of them.

It suits a buyer who wants growth and can live with a yield near 4%. House medians in the eight core suburbs rose 9.16% to 16.90% in the year to July 2026. The Fraser Coast population grew 2.1% in the year to June 2025. The caution is the rental market. Vacancy in postcode 4655 reached 2.32% in September 2026, up from 0.91% a year earlier, while house asking rents barely moved. The suburb and the street matter more now than they did a year ago.
It depends on what the property has to do for you. Maryborough houses had a $580,000 median in July 2026 and a 4.84% gross yield, with vacancy at 1.34% in September. Hervey Bay's core suburbs cost $715,000 to $830,000 and yield 3.97% to 4.41%, with vacancy at 2.32%. Maryborough is the cash flow choice and Hervey Bay is the coastal one. Both need flood checks. In Maryborough it's the Mary River, and in Hervey Bay we check the council's flood and storm tide layers.
Bundaberg has the tighter rental market and the higher yields. Vacancy in postcode 4670 was 1.00% in September 2026. Bundaberg North houses yield 5.47% on a $580,000 median. Hervey Bay's core suburbs cost more, at $715,000 to $830,000, and yield closer to 4%. The Fraser Coast is the bigger region, with 122,924 residents at June 2025 against Bundaberg's 107,297. We can weigh the two against your budget on the first call.
