The Blue Mountains is one council area with two housing markets. The lower Mountains, from Glenbrook up to Faulconbridge and Winmalee, are commuter suburbs with house medians of $1,050,000 to $1,717,500. Their rentals rarely sit empty. SQM Research had vacancy at 0.13% in postcode 2774 and 0.33% in 2777 in September 2026. The upper Mountains towns, from Wentworth Falls to Blackheath, have house medians from $907,500 in Katoomba to $1,200,000 in Leura. None of the Mountains suburbs we track yields 4% on a house, so we look for the streets where the rent and the price line up best.

We weigh every Blue Mountains property on its rent, the vacancy in its postcode and where the block sits against the bush. We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Our guide to capital growth and rental yield explains how to judge a lower yield against the growth you expect.

Why Use a Buyers Agent in the Blue Mountains?

Very little new housing gets built in the Blue Mountains. National park covers 106,231 of the 143,168 hectares in the Rural Fire Service's Blue Mountains district. The council area approved 120 new dwellings in the year to June 2026, or 1.5 for every 1,000 residents. Penrith, at the foot of the Mountains, approved 6.6 per 1,000. The population has barely moved either. ABS estimates put it at 79,236 in June 2025, only 205 more than five years earlier.

01

Upper and Lower Mountains Prices Move Differently

Over the five years to July 2026, house medians in the five lower Mountains suburbs we chart rose between 36.10% in Winmalee and 54.67% in Faulconbridge. Across the four main upper Mountains towns, the range was 26.38% in Leura to 37.35% in Wentworth Falls. Over the last 12 months, though, Wentworth Falls rose 22.25%, more than any lower Mountains suburb on this page, while Leura added 2.13%. We value each house from sales in its own suburb and street. Our guide to researching a suburb sets out the checks.

02

Bush Fire Prone Land and BAL Checks Before You Offer

A lot of Mountains streets back onto bush. We run the address through the RFS bush fire prone land tool and read the council's Section 10.7 planning certificate. A mapped block carries a bushfire attack level (BAL) rating, from BAL-Low up to Flame Zone. The rating sets what you can build there later. At BAL-40 or Flame Zone, a granny flat can't go through the faster complying development approval and needs a full development application. We also get a landlord insurance quote before the contract goes unconditional. Our granny flat site checklist covers the extra build cost at each rating.

03

Rentals That Lease Quickly

On SQM Research's September 2026 count, vacancy was under 1.3% in every postcode from Glenbrook (2773) to Blackheath (2785). Greater Sydney sat at 1.78%. Around Blaxland, Warrimoo and Mount Riverview, one of 765 rentals SQM tracks was listed as vacant. Vacancy in Katoomba and Leura fell from 1.65% to 0.94% over the year.

04

Some Suburbs Sell in Under Three Weeks

Winmalee houses took 11 days to sell over the year to July 2026, Mount Riverview 16 and Blaxland 19. Leura and Wentworth Falls took 43 and 44. In the faster suburbs we finish the research on your brief before a house is listed. You can then offer as soon as one comes up. Our guide to finding off-market properties explains how that works.

05

Great Western Highway: Medlow Bath Open, the Rest Paused

Transport for NSW opened the Medlow Bath upgrade to traffic in December 2025. It widened 1.2 kilometres of the Great Western Highway to two lanes each way. Apart from Medlow Bath and the completed Coxs River Road upgrade, every upgrade between Katoomba and Lithgow is paused. State and federal funding was redirected in 2023. When we value a house, we leave the paused upgrades out.

Bar chart of the change in median house price from July 2021 to July 2026. Lower Mountains: Faulconbridge up 54.67% to $1,160,000, Blaxland 46.34% to $1,200,000, Glenbrook 43.13% to $1,717,500, Springwood 42.75% to $1,120,000 and Winmalee 36.10% to $1,050,000. Upper Mountains: Wentworth Falls up 37.35% to $1,167,500, Blackheath 33.05% to $930,000, Katoomba 31.05% to $907,500 and Leura 26.38% to $1,200,000.

Blue Mountains Property Market: Prices, Rents and Yields

Cotality's index has Sydney dwelling values 34.5% higher than 10 years ago. They peaked in February 2026 and have eased since, down 9.4% over the year to October. We believe Sydney is in the slower part of its cycle. The Blue Mountains region held up better than most of Sydney. Its values fell 3.0% over the same year, to a $982,901 median. Only three Greater Sydney regions did better.

The suburb figures elsewhere on this page are sale medians to July 2026, which Cotality's index measures differently. Every suburb we cover had a higher median than a year earlier, from 2.13% in Leura to 22.25% in Wentworth Falls. Our Sydney property market update has the city-wide figures.

Rents haven't kept pace with Mountains prices. West of the Mountains, Lithgow houses yield 4.40% on a $555,000 median.

Bar chart of gross house yields. Lithgow 4.40% on a $555,000 median and Bathurst 4.13% on $692,500. In the Blue Mountains: Woodford 3.75% on $970,000, Katoomba 3.72% on $907,500, Winmalee 3.62% on $1,050,000, Hazelbrook 3.54% on $955,000, Springwood 3.39% on $1,120,000, Blackheath 3.30% on $930,000, Wentworth Falls 3.01% on $1,167,500, Leura 2.93% on $1,200,000 and Glenbrook 2.41% on $1,717,500. Penrith 2.94% on $1,132,500.

Blue Mountains Investment Properties: Where We Look

We look for established houses on decent blocks, within reach of a station and shops. A low BAL rating helps, because it keeps your options open for a granny flat or an extension later. These are the parts of the Mountains we'd start with.

Katoomba and Blackheath, Upper Mountains

Katoomba is the busiest market in the Mountains, with 172 house sales in the year to July. It's also the cheapest of the four main upper Mountains towns and has the best yield of them. Blackheath, further west, had 155 sales and sold faster.

  • Median house: Katoomba $907,500, Blackheath $930,000
  • Gross yields: 3.72% and 3.30%, at $650/wk and $590/wk
  • 12-month growth: +6.76% and +10.71%
  • Days on market: 30 and 25
  • Vacancy: 0.94% in postcode 2780, 1.27% in 2785
  • Strategy: Yield-led houses close to the town centre and station

Springwood and Winmalee, the Lower Mountains

Springwood is a town centre on the Blue Mountains Line, and Winmalee sits just north of it. Winmalee houses sold in 11 days, the fastest on this page. We check each block's BAL rating before you offer. The RFS counts 193 homes destroyed around Springwood, Winmalee and Yellow Rock in the October 2013 Linksview Road fire.

  • Median house: Springwood $1,120,000, Winmalee $1,050,000
  • Gross yields: 3.39% and 3.62%, both at $730/wk
  • Five-year growth: +42.75% and +36.10%
  • Days on market: 22 and 11
  • Vacancy: 0.33% in postcode 2777
  • Strategy: Family houses for long tenancies

Hazelbrook and Woodford, the Mid Mountains

These villages sit between Springwood and Katoomba, with house medians under $1,000,000. Woodford only had 32 house sales in the year, so we price it from the sales in its own streets and the next suburb along.

  • Median house: Hazelbrook $955,000, Woodford $970,000
  • Gross yields: 3.54% and 3.75%, at $650/wk and $700/wk
  • 12-month growth: +13.02% and +15.48%
  • Vacancy: 0.72% in postcode 2779, 0.94% in 2778
  • Strategy: Houses with a yield closer to 4%

Glenbrook, Leura, Wentworth Falls and Blaxland: Where We'd Pass

Prices here have run ahead of rents. These four have the lowest house yields of the Mountains suburbs on this page. For a yield-focused buyer we'd look elsewhere first.

  • Glenbrook: $1,717,500, 2.41% at $795/wk, +12.81%, 29 days
  • Leura: $1,200,000, 2.93% at $675/wk, +2.13%, 43 days
  • Wentworth Falls: $1,167,500, 3.01% at $675/wk, +22.25%, 44 days
  • Blaxland: $1,200,000, 2.97% at $685/wk, +3.45%, 19 days

We look at houses first in the Mountains. Katoomba had 21 unit sales in the year to July and Leura 17, too few to price a unit with confidence.

Medians, growth, sales and days on market are for the 12 months to July 2026, and five-year growth runs from July 2021. Rents are to September 2026. We calculate each yield from the median and rent beside it.

Our Blue Mountains Buyers Agency Process

Six steps from the first call to settlement. We run them from Sydney and let you know as each one is done.

01

Free Discovery Call (15 mins)

We talk through your budget, your borrowing and whether you want growth or yield first. If you need more rent than the Mountains pay, we'll point you to markets that pay more.

02

Strategy Session & Market Analysis

Once you've engaged us, we agree the brief: the price ceiling, the rent you need, upper or lower Mountains, and any plans for a granny flat. Those plans decide which BAL ratings we can accept.

03

Property Search (On & Off-Market)

We track new listings from Glenbrook to Blackheath and call selling agents to ask about houses before they reach the portals.

04

Due Diligence & Property Reports

For each shortlisted property, we run full due diligence including building and pest inspections, comparable sales analysis, and rental appraisals. In the Mountains we add the RFS bush fire prone land check, the planning certificate and an insurance quote. You get all of it in writing before you commit.

05

Negotiation & Offer

We value the property from recent sales in the same suburb. On average, our clients have paid $22k below market value.

06

Contract to Settlement

We stay in touch with your solicitor and broker through to settlement. Then we introduce you to a vetted property manager.

We typically secure a property within 1 to 8 weeks of starting the search. The brief and the houses for sale decide where in that range you land.

Who Uses Our Blue Mountains Buyers Agent Service?

Western Sydney Homeowners

You'd like your investment within a drive of home. Winmalee houses cost $82,500 less than Penrith's and yield 3.62% against Penrith's 2.94%.

Growth-First Investors

Springwood, Winmalee and Faulconbridge have the strongest five-year growth on this page. They suit an investor whose income covers the holding cost.

Investors Planning a Granny Flat

A second dwelling can lift the rent on a Mountains block. Whether one fits depends on the lot, the zoning and the BAL rating.

Interstate Investors

Buying from Melbourne or Brisbane works the same way as buying from Sydney. You can follow each step from home.

SMSF & Trust Buyers

The trust or fund needs to exist before a contract goes into its name, so we time the purchase around the set-up. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so a fund purchase now has to come from the balance you already hold.

First-Time Investors

A first purchase comes with a lot of paperwork. We go through each document with you as it arrives, from the planning certificate to the contract.

What Peter Looks For in the Blue Mountains

Peter likes markets where tenants outnumber the homes on offer, as they do in every Mountains postcode.

For rent he'd look at Katoomba, and for growth Springwood and Winmalee. Either way, he wants the planning certificate and BAL rating in hand before an offer goes in.

Buyers Agent Blue Mountains Fees: What You'll Pay

Our flat fee is set by the scope of the purchase and agreed before we start. A dearer house doesn't change it.

Standard Investment Property

One established house anywhere from Glenbrook to Blackheath, covered from the strategy session to settlement.

Complex Purchases

SMSF, family trusts, company structures, or properties requiring development approval or subdivision analysis. The fee reflects the extra due diligence and specialist coordination required.

Portfolio Purchases

Custom Pricing

Two or more properties, in the Mountains or across states, are priced together. We also work out which to buy first.

What's included in our fee

  • Personalised investment strategy session
  • Suburb and market analysis across the upper and lower Mountains
  • On and off-market property search
  • Property inspections (we attend on your behalf)
  • Building and pest inspection coordination
  • Full due diligence coordination
  • Bush fire prone land and planning certificate checks
  • Rental appraisal and cash flow modelling
  • Negotiation and offer management
  • Contract review coordination with your solicitor
  • Settlement support and property manager introduction

Not included

  • Solicitor fees (separate and payable directly)
  • Mortgage broker fees (separate and payable directly)
  • A formal BAL assessment, if a bushfire consultant is needed

Why flat fees? Percentage-based fees create a conflict of interest: the more you pay for a property, the more the buyers agent earns. Our flat fee structure means we're incentivised to negotiate the best price, not push you toward expensive properties. See what we've bought for clients on our case studies page.

Blue Mountains vs Penrith, Lithgow and Bathurst: What to Weigh Up

The Mountains sit between Penrith and the Central West. Investors often weigh them against both. Our Sydney page covers Penrith. For the far side of the range, see our Bathurst page.

Where the Blue Mountains Comes Out Ahead

  • Tight rentals: under 1.3% vacancy in every postcode from Glenbrook to Blackheath, against 1.78% for Greater Sydney
  • Little new supply: 1.5 new dwellings approved per 1,000 residents in 2025-26, against 6.6 in Penrith
  • Region values (Cotality): down 3.0% over the year to October 2026, against 9.4% for Sydney
  • vs Penrith ($1,132,500, 2.94%, 0.86% vacancy in 2750): Winmalee and Katoomba houses cost less and yield more

The Trade-Offs

  • Yields under 4%: 2.41% to 3.75% for houses in the Mountains suburbs we track, so the rent covers less of the loan
  • On a BAL-40 or Flame Zone block, a granny flat needs a full development application. It also costs more to build.
  • Five-year growth: +26.38% to +54.67% across the Mountains suburbs we chart, against +43.35% in Penrith, +44.57% in Bathurst and +48.99% in Lithgow
  • Transport for NSW has paused the other highway upgrades between Katoomba and Lithgow. Medlow Bath and Coxs River Road are finished.
  • vs Lithgow ($555,000, 4.40%, 1.28% vacancy in 2790): $352,500 cheaper than Katoomba with a higher yield
  • vs Bathurst ($692,500, 4.13%, 0.89% vacancy in 2795): a higher yield and similar vacancy, but houses took 58 days to sell

Frequently Asked Questions

What is a buyers agent? +

A buyers agent is a licensed agent who works only for the buyer. We look after the whole purchase for you, right through to settlement. We help you build your portfolio by choosing the areas and property types that suit your goals and budget. We've built strong relationships with selling agents across the country. Many bring us properties before they're advertised. We've bought 300+ investment properties for clients, and 86% of them came from off-market channels.

What does a buyers agent do? +

Once we've found you a property, we check recent comparable sales so we know exactly what it's worth and how hard to push on price. We also arrange the building and pest inspection, plus the walkthrough and pre-settlement inspections. In the Blue Mountains we check the bush fire prone land map and the block's BAL rating as well. We work with your solicitor and broker until settlement, then hand you over to a vetted property manager.

Can I buy in the Blue Mountains without visiting? +

Yes. The building and pest inspector visits the house and sends a written report with photos. We go through it with you, along with the comparable sales and our valuation. Offers and the contract come to you by email. Contracts are signed over DocuSign.

Is the Blue Mountains a good place to invest in 2026? +

It suits an investor who wants a tight rental market and can accept a yield under 4%. Vacancy was 0.33% around Springwood and 0.94% around Katoomba in September 2026, against 1.78% for Greater Sydney. House yields run from 2.41% in Glenbrook to 3.75% in Woodford. Very little new housing is coming either, with 120 dwellings approved across the council area in the year to June 2026. Values have also held up better than Sydney's. Sydney values have eased 9.4% over the year since peaking in February 2026. Cotality has the Blue Mountains region down 3.0% over the same year.

Should I buy in the upper or lower Blue Mountains? +

It depends on what you need the property to do. The upper Mountains cost less. Katoomba houses had a $907,500 median in July 2026. The lower Mountains have the stronger growth record, with Springwood up 42.75% over five years against 31.05% in Katoomba. Lower Mountains postcodes had 0.13% to 0.79% vacancy in September 2026. Leura and Wentworth Falls houses were slower to sell, at 43 and 44 days.

How do you check bushfire risk on a Blue Mountains property? +

We run each address through the RFS bush fire prone land tool and read the council's Section 10.7 planning certificate. A mapped block has a bushfire attack level (BAL) rating, which sets the building standard for anything new on it. We also get a landlord insurance quote before you commit. The RFS recorded 68,094 hectares burnt across its Blue Mountains area in the 2019-20 season.

Sources, all checked 6 November 2026. Suburb medians, growth, sales and days on market are CoreLogic data via Your Investment Property to 31 July 2026, and five-year growth compares the July 2021 and July 2026 medians. Rents run to 30 September 2026. Gross yield is rent x 52 / median, calculated by us. Vacancy is SQM Research to September 2026. Sydney and Blue Mountains region values are Cotality's Home Value Index to October 2026. Population is ABS estimated resident population at 30 June 2025, and new dwellings are ABS building approvals for July 2025 to June 2026, both used under CC BY 4.0. Highway status is from Transport for NSW. Bush fire figures and the BAL rules are from the NSW Rural Fire Service.
