Buyers Agent Gympie for
Investment Property

Gympie's houses sold in 12 days over the past year and its rentals are hard to find. We look for established houses in town, on streets checked against the Mary River's flood history.

Gympie's median house price rose 18.58% over the year to August 2026, to $710,000. Rentals are tight too. SQM Research had postcode 4570 at 0.63% vacancy in September 2026. It hasn't been above 1.60% in any month since August 2025. The Mary River is the risk to weigh up. At Gympie it reached 22.96 metres in February 2022, the second highest flood on record. We check each street's flood history before we look at the house.

We judge every property here on rental demand, flood risk and how easily it would resell. We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Our regional property markets guide compares ten regional markets across Australia.

Why Use a Buyers Agent in Gympie?

Gympie is a small market that moves quickly. The suburb of Gympie had 294 house sales over the year to August 2026. Most of the suburbs around it had fewer than 40.

Five things that change the result on a purchase here.

01

Flood History Narrows Down the Streets

The Bureau of Meteorology lists major Mary River floods in 1893, 1898, 1955, 1974, 1992, 1999, 2013 and twice in 2022. Two houses a few streets apart can carry very different flood risk and insurance costs. We check every address against flood mapping before we make an offer.

02

Houses Sell in About Two Weeks

Houses in Gympie took 12 days to sell on average. Southside's took 14. That's little time to research a street from Brisbane, Sydney or Melbourne, so we do the suburb and street work before a house comes up.

03

Houses in Town and on the Coast Rent Very Differently

The Gympie region takes in coastal towns too: Cooloola Cove, Tin Can Bay and Rainbow Beach. Rainbow Beach's postcode had 4.55% vacancy in September 2026. Its house median gives a 2.79% yield. Postcode 4570, which covers the town, was far tighter. We price each house against its own postcode's rents and vacancy.

04

Valuing a House From Recent Sales

Pie Creek and The Dawn houses had medians above $1 million and took 56 and 84 days to sell. Houses in town went in two weeks. We value each house from recent sales of similar houses close by, so we know exactly what it's worth and how hard to push on price.

05

Hearing About Houses Before They're Listed

When we search in Gympie, we call the selling agents in Gympie, Southside and Monkland to ask what's coming up before it reaches the portals. Across Australia, 86% of our 300+ purchases came from off-market channels.

Gympie Property Market: Population, Rents and Yields

The ABS counted 58,487 people in the Gympie council area at June 2025. That's 1,170 more than a year earlier, a rise of 2.04%. Since 2020 the area has added 5,466 people. The council area approved 451 new dwellings in the year to June 2026.

Most people here own their home. At the 2021 Census, 22.0% of homes in the council area were rented, against 33.1% across Queensland. Separate houses made up 91.2% of homes.

The Gympie Bypass opened in October 2024. It's a 26 kilometre, four-lane highway from Woondum to Curra, built for $1.162 billion. Heavy vehicles no longer need to travel through Gympie. It finished the 62 kilometre Bruce Highway upgrade between Cooroy and Curra.

Bar chart of rental vacancy by postcode in September 2026: 4560 Nambour 0.46%, 4570 Gympie 0.63%, 4670 Bundaberg 1.00%, 4510 Caboolture 1.03%, 4610 Kingaroy 1.14%, 4650 Maryborough 1.34%, 4655 Hervey Bay 2.32%, 4580 Cooloola Cove and Tin Can Bay 2.33%, and 4581 Rainbow Beach 4.55%.

Yields sit in the middle of the region. A Gympie house at the $710,000 median, rented at $600 a week, returns 4.39% gross. Kingaroy and Maryborough cost less and yield closer to 5%. Nambour and Caboolture cost more and yield less.

Bar chart of gross rental yield on houses: Kingaroy 4.90%, Maryborough 4.86%, Gympie 4.39%, Pialba in Hervey Bay 4.31%, Cooloola Cove 4.04%, Southside 4.00%, Nambour 3.91% and Caboolture 3.68%.

The suburb medians above run to August. Queensland's market was already cooling by then. On Cotality's index (Cotality was formerly CoreLogic), regional Queensland values fell 2.7% in the three months to October 2026 and sit 4.0% below their May 2026 peak. They're still 46.6% higher than five years ago. Our Brisbane property market update covers what's happening in the capital.

Gympie Investment Properties: Where We Look

We look for established houses in postcode 4570. That means Gympie itself, Southside, Jones Hill and Monkland. Gympie and Southside alone had 474 house sales in a year. Postcode 4570 also had far lower vacancy than the two coastal postcodes.

Buyers Agent Gympie

The suburb of Gympie takes in the town centre and the streets around it. With 294 house sales over the year, there are plenty of recent sales to compare. Parts of town sit beside the Mary River and its creeks. We check each address.

  • Median house: $710,000
  • Gross yield: 4.39% at $600/wk
  • 12-month growth: +18.58%
  • Sales: 294, selling in 12 days
  • Vacancy: 0.63% in postcode 4570

Southside

Houses in Southside cost more than in Gympie itself. The yield is a little lower, but they still sold in about two weeks.

  • Median house: $820,000
  • Gross yield: 4.00% at $630/wk
  • 12-month growth: +11.56%
  • Sales: 180, selling in 14 days
  • Vacancy: 0.63% in postcode 4570

Jones Hill and Monkland

Two smaller suburbs with far fewer sales, so good comparables are thinner and we look harder at each sale we compare against. Monkland had the lowest median and the fastest sales of the 4570 suburbs on this page.

  • Jones Hill: $820,000, 4.00% at $630/wk, +13.89%, 33 sales, selling in 20 days
  • Monkland: $669,000, 4.24% at $545/wk, +20.00%, 21 sales, selling in 9 days
  • Vacancy: 0.63% in postcode 4570

Cooloola Cove and Tin Can Bay: Where We're Selective

Two towns on the Cooloola Coast, sharing postcode 4580. Vacancy in 4580 was more than three times the rate in 4570. Houses in 4580 took more than a month to sell. Tin Can Bay grew 3.64% in a year.

  • Cooloola Cove: $760,000, 4.04% at $590/wk, +10.22%, 98 sales, selling in 36 days
  • Tin Can Bay: $740,000, 3.51% at $500/wk, 61 sales, selling in 43 days
  • Vacancy: 2.33% in postcode 4580

Rainbow Beach, Pie Creek, The Dawn and Chatsworth: Harder to Make the Numbers Work

All four had house medians above $1 million. Rainbow Beach rose 26.39%, but its rent gives a yield under 3% and its houses took 88 days to sell. YIP shows no median rent for Pie Creek, The Dawn or Chatsworth, so there's no rent figure to test a yield against.

  • Rainbow Beach: $1,137,500, 2.79% at $610/wk, 34 sales, 4.55% vacancy in postcode 4581
  • Pie Creek: $1,185,000, +18.50%, 34 sales, selling in 56 days
  • The Dawn: $1,047,500, +16.39%, 10 sales, selling in 84 days
  • Chatsworth: $1,120,000, +16.36%, 28 sales, selling in 32 days

Medians, growth, sales and days on market on these cards are for the 12 months to August 2026. Rents are to October 2026, except Monkland's, which is to July 2026. We calculate each yield from the median and rent beside it. Vacancy is for September 2026.

Our Gympie Buyers Agency Process

Six steps take you from the first call to a tenant in the house.

01

Free Discovery Call (15 mins)

A short call about your budget, your borrowing and what you need the property to do. If Gympie isn't the right fit for that, we'll suggest a market that is.

02

Strategy Session & Market Analysis

After you engage us, we plan your portfolio around your goals and finances. For Gympie we then shortlist streets in postcode 4570, ruling out those with a poor flood history. We also model the cash flow at today's rents.

03

Property Search (On & Off-Market)

We watch the portals and call the local selling agents. Most searches reach a shortlist within 2 to 4 weeks.

04

Due Diligence & Property Reports

Every shortlisted house gets building and pest inspections, comparable sales analysis, and rental appraisals. In Gympie we add a flood check and an insurance quote before you commit.

05

Negotiation & Offer

Our opening offer is based on what similar houses nearby have sold for. On average our clients have paid $22k below market value.

06

Contract to Settlement

With the offer accepted, we work alongside your solicitor and broker until settlement. We arrange the pre-settlement inspection, then introduce a vetted property manager to find your tenant.

Typical timeline: 6 to 12 weeks from engagement to settlement, most of it finance approval and the settlement period.

Who Uses Our Gympie Buyers Agent Service?

First-Time Investors

You want a house rather than a unit, at a price the rent can help carry. Gympie houses cost less than Nambour's and yield more.

Time-Poor Professionals

Checking flood maps, comparables and rents for every listing takes hours each week. We do that work and bring you the houses that pass.

Experienced Portfolio Builders

You already own in a capital city and want a regional house as the next purchase. We weigh Gympie against the other regional markets we cover before you commit.

Brisbane, Sydney and Interstate Investors

Two listings a few streets apart can look the same online and sit at very different flood heights. We arrange for someone to inspect the property in person for you and send you a detailed walkthrough video.

SMSF & Trust Buyers

We plan the dates so the trust or fund is in place before the contract is signed. Since 10 August 2026 an SMSF can no longer borrow to buy residential property. The fund pays from its own balance.

Renovators

An older house in town that needs paint and a kitchen can lift the rent. We cost the work before you offer, and allow for the building inspector's findings.

Why Peter Likes Gympie for Investors

Peter likes a town where most people own their home and rentals are scarce. Gympie's postcode had 20 vacant rentals out of 3,195 in September.

He's choosy about the street, because of the river. A house on higher ground in town, close to shops and schools, is what he'd look for first.

Peter is based in Sydney and buys Australia-wide.

Gympie vs Maryborough, Kingaroy, Hervey Bay and Nambour: What to Weigh Up

Investors looking at Gympie usually also look north to Maryborough and Hervey Bay, west to Kingaroy, or south to Nambour on the Sunshine Coast.

How the Nearby Markets Compare

  • Gympie: $710,000, 4.39%, +18.58%, 0.63% vacancy in 4570
  • Maryborough: $580,000, 4.86%, +18.37%, 1.34% vacancy in 4650

  • Nambour: $905,000, 3.91%, +14.56%, 0.46% vacancy in 4560

House medians and growth for the 12 months to August 2026, yields from October 2026 rents, vacancy for September 2026.

Where Gympie Comes Out Ahead

  • Tighter rentals: lower vacancy than Maryborough, Kingaroy and Hervey Bay
  • Faster sales: 12 days, against 18 in Kingaroy, 20 in Maryborough and 25 in Pialba
  • Below Nambour: a $195,000 lower median with a higher yield

Gympie Trade-Offs

  • Kingaroy and Maryborough cost less: both medians are under $600,000, both yield close to 5%, and Kingaroy grew faster
  • Flood risk: the Mary River has flooded the town many times, including twice in 2022. Insurance on a low-lying house can cost more
  • Values are easing: Cotality has regional Queensland down 2.7% over the three months to October 2026, a period that runs past the August suburb medians above
  • The coast is looser: 2.33% vacancy in 4580 and 4.55% in 4581, against 0.63% in town
  • Few units trade: Gympie had 23 unit sales in a year, against 294 house sales, so we focus on houses
  • Queensland land tax: it applies once the taxable land you hold in the state reaches the threshold, and most companies and trusts have a lower threshold. See our Queensland land tax guide

Frequently Asked Questions

What is a buyers agent? +

A buyers agent is hired and paid by you, the buyer, to find the right property and buy it at the right price. Australian Property Experts looks after the whole purchase through to settlement. Around Gympie that starts with the flood history of the street and the postcode's vacancy. We then value each house from recent sales and negotiate the price. Across Australia we've bought 300+ investment properties for clients, and 86% came from off-market channels.

How long does it take to buy an investment property in Gympie? +

Allow six to twelve weeks from engagement to settlement. Finding the right house usually takes 2 to 4 of those weeks. Houses in the suburb of Gympie sold in 12 days on average over the year to August 2026, so finance needs to be approved before the right one comes up. A trust or SMSF purchase takes longer, because the structure has to exist before the contract is signed.

How much does a buyers agent cost in Gympie? +

Australian Property Experts charges a flat fee, agreed before the search starts. A percentage fee rises with the price instead. At 2%, the fee on a $710,000 Gympie house would be $14,200 plus GST. On an $820,000 Southside house it would be $16,400 plus GST, for the same work. The building inspector and conveyancer bill the buyer directly.

Is Gympie a good place to invest in property? +

For houses in town, the numbers are good. Gympie's house median rose 18.58% over the year to August 2026. Rent of $600 a week on that median gives a 4.39% gross yield, with postcode vacancy at 0.63% in September 2026. Values across regional Queensland are easing, though. Cotality's index fell 2.7% in the three months to October 2026, so we're careful on price.

Does flooding affect property in Gympie? +

Yes, in parts of town. The Bureau of Meteorology recorded the Mary River at 22.96 metres at Gympie on 27 February 2022. Only the 25.45 metre flood of February 1893 has been higher. Other major Mary River floods came in 1955, 1974, 1992, 1999 and 2013. We check every address against flood mapping before an offer. We also look at what insurance will cost.
