We judge every property here on rental demand, new supply nearby and how easily it would resell. We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Our new build vs established property guide explains why we buy established houses.

Why Use a Buyers Agent in Melton and Bacchus Marsh?

This corridor runs across two councils. The City of Melton approved 4,563 new dwellings in the year to June 2026. Moorabool Shire, home to Bacchus Marsh, approved 336.

Five things that change the result on a purchase here.

01

The Suburb Name Won't Show You the Estates

The ABS areas covering Melton, Melton West, Kurunjang and Toolern Vale approved 469 new dwellings between them in the five years to June 2026. They had 14,378 homes in 2021. The area covering Fraser Rise and Plumpton approved 8,598, against 3,152 homes counted in 2021. We check what's going up within a few streets of a house before we make an offer.

02

Vacancy Changes by Postcode

SQM Research had postcode 3340, covering Bacchus Marsh, Darley and Maddingley, at 1.81% in September 2026. Melbourne as a whole was at 1.89%. Melton's 3337 was at 3.39%. Postcode 3338, which takes in Melton South and the estates around it, was at 5.80%. That postcode was above 4.6% every month from August 2025 to September 2026.

03

Off-Market Houses in Bacchus Marsh and Melton

We buy in Bacchus Marsh, Darley, Maddingley and Melton West for clients. We know the selling agents there. Many bring us houses before they're advertised. Across all our purchases, 86% came from off-market channels.

04

Similar Prices, Very Different Selling Times

Over the year to August 2026, Melton West's median house price was $615,000 and Weir Views' was $600,000. Melton West houses sold in 24 days. Weir Views, with far more new building around it, took 50. We value each house from recent sales of similar houses, so we know exactly what it's worth and how hard to push on price.

05

No Builder or Project Marketer Pays Us

Melton's estates are sold by builders, developers and project marketers. We don't buy house and land packages for clients. We look for established houses on finished streets.

Brisbane, Adelaide and Perth rose 46.1% to 68.3% over the same years. Cotality measures values differently from the sale medians above. That was sixth best of Greater Melbourne's areas for 12-month value growth. Our Melbourne property market update has the city-wide figures.

Our Melton and Bacchus Marsh Buyers Agency Process

Every purchase follows the same six steps, from the first call until a tenant moves in.

01

Free Discovery Call (15 mins)

We talk through your budget, your borrowing and what the property needs to do for you. If this corridor doesn't fit, we'll say which market does.

02

Strategy Session & Market Analysis

Once you engage us, we map out your portfolio from your goals and finances. Here we then pick the suburbs and streets. Each is checked for estate supply nearby, postcode vacancy and recent sales. We also run the cash flow with Victorian land tax included.

03

Property Search (On & Off-Market)

We work through the listings and what our off-market network brings us in Bacchus Marsh, Darley, Maddingley and Melton. A shortlist typically comes together within 2 to 4 weeks.

04

Due Diligence & Property Reports

Each house on the shortlist gets building and pest inspections, comparable sales analysis, and rental appraisals. We also coordinate the section 32 review with your solicitor.

05

Negotiation & Offer

Every offer starts from what similar houses close by have sold for. On average our clients have paid $22k below market value.

06

Contract to Settlement

Once the offer is accepted, we work with your solicitor and broker through to settlement. Our people on the ground help with the pre-settlement inspection. We then introduce a vetted property manager to find the tenant.

Typical timeline: 6 to 12 weeks from engagement to settlement. Finance approval and the settlement period take up most of it.

Who Uses Our Melton and Bacchus Marsh Buyers Agent Service?

First-Time Investors

Melton is the cheapest of the twelve house markets on our Melbourne page. We help you find a house on a street that's already finished.

Time-Poor Professionals

Bacchus Marsh houses sell in a little over two weeks, which is hard to keep up with around a full-time job. We inspect for you and send a walkthrough video with our notes.

Experienced Portfolio Builders

Most of your properties are in Queensland or WA, after five strong years there. Now you want to add Victoria. Melbourne is still 8.2% below its March 2022 peak.

Sydney and Interstate Investors

A listing in Weir Views and one in Melton West can look much the same from Sydney or Brisbane. We know which streets back onto new estates. You can buy without flying down.

SMSF & Trust Buyers

The trust or fund needs to exist before the contract is signed. We plan the dates around that. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so the fund has to pay from its own balance.

Renovators

Bacchus Marsh's older houses can suit a cosmetic renovation. Some sit on blocks big enough for a granny flat, subject to planning and building rules.

Frequently Asked Questions

What is a buyers agent? +

A buyers agent is a licensed agent who works only for the buyer. Australian Property Experts looks after the whole purchase. Around Melton and Bacchus Marsh that starts with the postcode and the new building nearby. It then values each house from recent sales, negotiates the price and works with the buyer's solicitor through to settlement.

How long does it take to buy an investment property in Bacchus Marsh or Melton? +

Six to twelve weeks from engagement to settlement is typical. Finding the right house usually takes 2 to 4 of those weeks. Bacchus Marsh houses sold in 17 days on average over the year to August 2026. Melton houses took 23. A buyer needs finance ready before the right one comes up. A trust or SMSF purchase takes longer, because the structure is set up before the contract is signed.

How much does a buyers agent cost in Melton or Bacchus Marsh? +

Australian Property Experts charges a flat fee, agreed before the search starts. A percentage fee rises with the price instead. At 2%, the fee on a $570,000 Melton house would be $11,400 plus GST. On a $660,000 Bacchus Marsh house it would be $13,200 plus GST, for the same work. The building inspector and conveyancer bill the buyer directly.

Is Bacchus Marsh a good place to invest in property? +

The numbers for houses are good. Bacchus Marsh's house median was $660,000 over the year to August 2026, up 10.00%. Houses sold in 17 days. Rent of $500 a week gives a 3.94% gross yield. Postcode 3340, which covers Bacchus Marsh, Darley and Maddingley, had 1.81% vacancy in September 2026. It stayed under 2% every month from August 2025 to September 2026. Cotality's index measures values differently from sale medians. It has the Melton and Bacchus Marsh area down 2.1% over the year to October 2026, against a 7.6% fall for Melbourne.

Should I buy a house and land package in Melton's new estates? +

Australian Property Experts doesn't buy them for clients. The ABS area covering Fraser Rise and Plumpton approved 8,598 new dwellings in the five years to June 2026, on 3,152 homes counted at the 2021 Census. Strathtulloh's house median rose 0.65% over the year to August 2026. Its houses took 44 days to sell. Postcode 3338 had 5.80% vacancy in September 2026. A package also carries the builder's margin. A resale then competes with the next stage of the estate.
