Buyers Agent Kalgoorlie
Houses in the Kalgoorlie-Boulder suburbs we track yield 6.4% to 8.6% gross. The town runs on gold, so we check what the mines are doing before we look at the house.
Kalgoorlie-Boulder Investment Property
A Kalgoorlie house earns about twice the rent of a Perth house for every dollar it costs. REIWA's median Kalgoorlie house sold for $485,000 over the year to October 2026 and rented for $760 a week. That's a gross yield of 8.15%. In postcode 6430, SQM Research had only 0.69% of rentals empty in September. The catch is that the town lives on gold. In the last downturn, more than 4% of rentals here sat empty every September from 2013 to 2016. We look for houses that would still lease well in a weaker year.
As a Kalgoorlie buyers agent for investors, we judge every house on its rent, the vacancy in its postcode and the cash flow at a lower rent. We're Australian Property Experts, an investment-only buyers agency on a flat fee with no developer commissions. Our founders Peter and Jody Ly own 18 investment properties, and Peter has bought 300+ for clients across every state. Our positive gearing guide shows the yield a loan needs before the rent covers the interest.

High yields are easy to find in Kalgoorlie. A house that holds its tenant and its value through a quiet patch at the mines is harder.
Northern Star tied its existing Fimiston circuit into the expanded KCGM plant on 28 September 2026. The expansion takes processing capacity from 13 to 27 million tonnes a year. Rents here fell in the 2013 to 2016 downturn. Before you commit, we read the main employers' latest reports and run your cash flow at a lower rent.
House medians run from $422,500 in Boulder to $748,500 in Somerville. Somerville costs $326,000 more than Boulder and yields about two percentage points less. A house priced off the wrong suburb's sales is easy to overpay for. We price every offer on sales in the same suburb and, where there are enough, the same street.
Some suburb rent medians here rest on very few leases. REIWA's figure for Piccadilly came from 5, and Lamington's and Hannans' from 7 each. One odd lease can skew it. We get a property manager's appraisal for the actual house before we rely on its rent.
Over the year to August 2026, houses in Boulder and South Kalgoorlie took 8 days to sell on average. In Kalgoorlie it was 12. That's not long to judge a street from Sydney. We do the research before a house comes up, so you can offer the week it does. Across all our purchases, 86% came from off-market channels.
The City of Kalgoorlie-Boulder approved 49 new dwellings in 2025-26, about 1.6 for every 1,000 residents. In Kwinana, on Perth's fringe, it was about 18 per 1,000. We compare each house's condition and rent with the others for lease nearby.
Prices have run hard this year. On Cotality's index, dwelling values in the Goldfields SA3 region rose 23.8% over the year to October 2026, to a $481,299 median. No other regional WA SA3 grew faster. REIWA's house medians rose between 19.6% in Hannans and 36.1% in Lamington over the same period. Kalgoorlie itself was up 29.3%.
Rents have risen too. SQM's asking rent for a Kalgoorlie house was $792 a week at the start of November 2026, up from $718 a year earlier. The town's population has barely moved, though. The ABS counted 31,268 people in the City of Kalgoorlie-Boulder at June 2025, 73 more than a year earlier.
The last downturn shows what can happen. The population rose to 33,267 in 2013, then fell to 30,590 by 2020. House asking rents dropped from $486 a week in January 2013 to $340 in January 2017. CoreLogic figures put Kalgoorlie's median house value at $300,000 in August 2016 and $220,000 three years later. It was back above $300,000 by August 2022.
Northern Star's Kalgoorlie operations, which include KCGM, sold 193,540 ounces in the September 2026 quarter, at an all-in sustaining cost of A$2,919 an ounce. They sold that gold for an average A$5,123 an ounce. The company says commissioning of the expanded KCGM plant is in its early stages, so we watch its quarterly reports through the ramp-up.
Lynas runs a rare earths processing plant in Kalgoorlie. It takes concentrate from the company's Mt Weld mine and turns it into a mixed rare earths carbonate. That goes on to Malaysia. It gives the town a second industry.
Kalgoorlie and Boulder sit in one council, the City of Kalgoorlie-Boulder. We look for established houses close to shops and schools. Each card gives REIWA's median for the year to October 2026 and the gross yield from its median rent.
The cheapest of the seven suburbs we track here, with the best yield. Boulder also had the most house sales of the suburbs we track, so there's plenty of evidence to price from.
Kalgoorlie takes in the town centre around Hannan Street. The two suburbs' yields are almost identical. South Kalgoorlie had more sales and sold faster.
Lamington's median rose 36.1%. No suburb here rose more. Both suburbs' rents come from only a few leases. We check the rent house by house.
These are the dearest of the seven suburbs we track. Both still yield more than 6%. The rent just covers less of the price.
A Kalgoorlie unit costs almost as much as a house here and yields less, even before strata levies. We look at units only when the budget or the brief calls for one.
We avoid the smaller mining towns nearby, where vacancy can swing much further. Kambalda, in the neighbouring Shire of Coolgardie, shows the risk. SQM had vacancy in its postcode, 6442, at 23.76% in September 2016. It was 0.90% this September. Kambalda West houses sell for a $250,000 median. We also pass on suburbs with so few sales that a handful set the median, like Victory Heights with 18.
Medians, growth and sales on these cards are REIWA's, for the 12 months to October 2026. Rents are REIWA's median rents (three-month rolling), updated 6 and 7 November 2026. We calculate each yield from the median and rent beside it. Vacancy is SQM Research, September 2026.
How It Works
Six steps from the first call to a tenant in the house. You don't need to fly to the Goldfields for any of them.
Tell us your budget, your borrowing and what the property needs to earn. If a mining town doesn't suit your plans, we'll say so and suggest a market that does.
Once you engage us, we plan the purchase around your goals and finances. We work out how much of your portfolio should sit in one mining town. Then we run the cash flow at today's rent and at a lower one.
We search the listings and ring the selling agents across Kalgoorlie and Boulder to ask what's coming up before it's advertised. Houses here sell in about 8 to 12 days.
For each house on the shortlist, we arrange building and pest inspections, comparable sales analysis, and rental appraisals. In Kalgoorlie we add a check of the main mining employers' latest reports. You see all of it before you commit.
In WA a signed offer becomes the contract once the seller accepts it, so we agree the conditions before anything is signed. Each price we put forward is set against recent sales nearby. On average our clients have paid $22k below market value.
We keep your settlement agent and broker on track, arrange the pre-settlement inspection and introduce you to a vetted property manager.
We typically secure a property within 1 to 8 weeks of starting the search. Finance approval and the settlement period add to that.
Your capital city property costs you money each week. You want one that pays its way. At 8%, a house here returns about double the gross yield of a Perth house. The rental yield guide shows how to check that against your own rate.
Kalgoorlie is a long way from the east coast. A house can sell inside two weeks. We handle the search, the inspection and the paperwork while you keep working.
You know the Goldfields from the inside. We bring the suburb data, the sales evidence and the negotiation. We'll also talk through how much of your income and your portfolio would rely on the same industry.
You own lower-yielding growth properties and need income to keep borrowing. A higher-yielding house can help balance the cash flow. Our interstate buying guide covers how a WA purchase works from another state.
The trust or fund needs to exist before the offer is signed in its name, so we time the purchase around it. Since 10 August 2026 an SMSF can no longer borrow to buy residential property, so a fund purchase now has to come from the balance you already hold.
Under $500,000 still buys a house here. We explain every report and number as it comes in, including what happens to the cash flow if the rent drops.

Peter built his career in accounting, banking and finance before he and Jody started Australian Property Experts. Peter works on your purchase himself, through to the day it settles.

He likes that the rent can cover the interest. A three-bedroom Kalgoorlie house had a $490,000 median and rented for $750 a week, a 7.96% yield. Our positive gearing guide puts the yield needed to cover the interest on an 80% interest-only loan at 5.25%.
He's also seen what a mining town does in a downturn. He'd keep a Kalgoorlie house to one part of a portfolio. And he'd want a price the rent still supports at a lower level.
Based in Sydney, buying in every state.

We charge a flat fee for a Kalgoorlie-Boulder purchase, set by the work involved and agreed before we start. It stays the same whatever price you pay.
One established house or unit in Kalgoorlie, Boulder or nearby. It covers the strategy session, the search, due diligence, the negotiation and the run to settlement.
Purchases through an SMSF, trust or company, and properties bought to subdivide or develop. They need more checking and more specialists, so the fee is higher.
Custom Pricing
Two or more properties, in WA or across states, priced together. We plan the order of the purchases as part of it.
Why flat fees? Percentage-based fees create a conflict of interest: the more you pay for a property, the more the buyers agent earns. Our flat fee structure means we're incentivised to negotiate the best price, not push you toward expensive properties. See what we've bought for clients on our case studies page.
Investors chasing yield in WA usually weigh Kalgoorlie against Geraldton on the coast and Karratha in the Pilbara. Perth is the benchmark. Our regional markets comparison covers more of the country.
Suburbs are REIWA house medians and growth for the 12 months to October 2026, with yields from REIWA's median rents. Perth is Cotality's figure at 31 October 2026. Vacancy is September 2026.
Not sure one mining town should carry your next purchase? We're an investment property buyers agent in every state, and we can set Kalgoorlie against other high-yield markets. For pricing, see our buyers agent fees guide.

Get Started
A 15 minute call to understand your goals, your budget, and whether Kalgoorlie is the right market for what you're trying to build.
A buyers agent is a licensed property agent you hire to act for you as the buyer, with no duty to the seller. We run the purchase from the search to settlement. For a Kalgoorlie house we check the rent, the vacancy and what the big mines are doing, as well as the building itself. We set our offer from recent sales and stay with you until the property manager has the keys.
Yes. We arrange for someone to inspect the property in person for you and send you a detailed walkthrough video. The building and pest report, the rental appraisal and the offer all come to you by email. Documents are signed electronically. You don't need to be in WA for any of it.
We charge a flat fee, agreed before the search starts, so it doesn't rise with the price. A percentage fee does. At 2%, the fee on a house at Kalgoorlie's $485,000 median would be $9,700 plus GST. Your building inspector and settlement agent bill you directly.
It suits a buyer who wants cash flow and understands the risk. Houses in the suburbs we track yield 6.39% to 8.62%. Fewer than 1 in 100 rentals in postcode 6430 sat empty in September 2026. The risk is that the town depends on gold mining. In the last downturn the city lost about 2,700 residents between 2013 and 2020. Buy at a price the rent supports, and test the cash flow at a lower rent.
Boulder is cheaper and yields more, with a $422,500 median and an 8.62% yield. It also had the most house sales of any suburb we track here, at 120. Kalgoorlie and South Kalgoorlie cost a little more, at $485,000 and $479,000. Both yield about 8.1%. Vacancy was 1.03% in Boulder's postcode against 0.69% in Kalgoorlie's. We'd choose between them on the street and the house.
