How we chose the agencies
Each agency here has a track record you can check yourself, such as years in business, a published purchase count or an industry award. Its website also sets out who it buys for and where.
Plenty of good agencies meet that. We chose nine that, between them, cover most kinds of purchase and the main cities. Treat it as a shortlist to start from.
9 of the best buyers agents in Australia
Australian Property Experts
Suits: investors buying anywhere in Australia who want to deal directly with co-founder Peter Ly.
We’ve bought more than 300 investment properties for clients, and 86% of them were off-market. We buy in every state, in capital cities and regional towns. Selling agents across the country bring us properties before they’re advertised. Clients typically secure a property 1 to 8 weeks after signing with us. We’re rated 5.0 from 110+ Google reviews.
Jody Ly and I founded the agency. Between us, we own 18 investment properties. Every client works directly with me, from the beginning right through to settlement. We keep our client list small so I can do that.
Apex is the research platform we built in-house. It compares every suburb in Australia on supply, infrastructure spend, population shifts and rental demand. Then it scores each property on more than 50 data points before we show it to you. We also use it to value every property from comparable sales, so we know what to offer. For one client, we bought a house in WA under market value for $355,000. After 33 months, it was valued at more than $690,000. It rents for $630 a week.
You get your own client portal from day one. It has a full write-up on every property we shortlist and shows what stage your purchase is at. Your contracts and reports are all there too.
Once you’ve settled, the portal tracks your portfolio’s value, equity, yield and cash flow. We go through those numbers with you and stay on as your partner for the next purchase and the one after that.
Anyone can use our 17 free calculators and suburb guides. Our case studies show what other clients paid and how their properties have done since.

How to compare buyers agents
Once you have two or three names, put the same questions to each of them.
- Do you act only for buyers?
- Do you take any payment from developers or selling agents?
- Who will do the work on my purchase?
- How do you decide where to buy?
- Are you licensed in the state I’m buying in?
Our guide on how to choose a buyers agent explains what a good answer to each of those looks like.
Fees depend on how the agency charges. Most established buyers agents charge a flat fee of $15,000 to $30,000 plus GST, or 1.5% to 3% of the purchase price plus GST. Ask each agency to put its fee, and what it covers, in writing. Our buyers agent costs guide has the detail. If you’re still deciding whether to use one at all, our guide Is a buyers agent worth it? runs the numbers.
